Thai Kitchen moving - What's up with Southdowns Village?

Why are all the restaurants in SV closing or moving? I wonder if this is a good move for Thai Kitchen - that's a lot of $$ to invest....

Fourth time that location has been a restaurant. I always wonder why owners think they can make it when no one before them did. Really bucking the odds there.

Seems like Thai Kitchen wants to own their building. I heard he's totally redoing building inside and out! It will work there if he does that! He will be next door to one of the most successful restaurants ever in BR, Gino's!

That's a total of $1,240,000. With a 5,600 sq.ft space they will do around $1,500,000 or more in annual sales. There's a restaurant rule of thumb that says for every $1 you spend on the property and building, you need to make $1 in annual sales. That's a 1:1. They're spending 82 cents for every dollar of sales, so they should be good.

To be fair Komado's was a pretty successful sushi restaurant until 2005-ish, when sushi became really popular and the owners decided to open Hello Sushi.
The owners focused more on Hello Sushi, because of its potential franchising and let Komado's go to shite. Plus all of the good chef's left to start their own restaurants or work at new restaurants, i.e. Sushi Yama, Wahada, Drunken Fish.
The location was never a problem it was management. Thai Kitchen will do fine, because they have a following and the new bigger nicer building will benefit them more in the long run.

Komado's was at 4612 Bennington Ave, right next to the Gold Club. The new Thai Kitchen will be at 4564 Bennington Avenue, next to Gino's.
So if you're driving down the street, you see Gino's, New Thai Kitchen, The Station Sports Bar, Old Kamado's, and then the Gold Club.

And if so then I think they relocated to prairieville and their family owns el magey if I'm not mistaken. But there was also another Mexican place called Maria's by the station

I think they could have major problems. Going down college any time during the day is about impossible. It takes forever to get from Perkins to the Interstate. No way in hell am I going to sit in that traffic for their buffet lunch, as much as I like it. Dinner, maybe I would go for a late dinner when traffic has died down. Sure, they have a following and an established name but it will only take one nightmare trip for someone to quit going back. Too many other good places in town and Thai Kitchen isn't even close to being the best Thai food in town.

I only know of Thai pepper and Rama. That is if Rama is still open
