Going back to the basics:
-- Outlets and cable-ready jacks mid-wall for TV's in guest rooms (or anywhere else)
-- Sprinkler systems with as many stations as you can afford which allows you to water only what's needed
-- space in a side/laundry room for an extra fridge for meat, drinks, etc....you will need it
-- mudroom (we have one, it is a Godsend)
-- outlets on every wall possible and painted as the same color as the wall to blend in (pic of our kitchen below)
-- lighting underneath your kitchen cabinets
-- dim switches for rooms where you might need "mood" lighting
-- uplighting on outside of house (pic below)
-- incorporate a brick or stone into your kitchen ...very relaxing and warm (pics below)
-- gas lamps for your front entrance (pic below)
-- iron work on oversized front doors (pic below)

Put the outlets in the baseboards. Cleans up the look of the wall. I did that in some of the house I'm building but not all of it. Saw a house with it all over and it's really clean looking.

I went all thermador in the kitchen...they had/have a great sale right now. I included a 48" range with a full oven and steam convection oven.
And fricking A outlets with USB...didn't know they had that I will have some...they are only hanging the drywall currently. Thanks OT!

Heres an easy one.
If you are going to hang a flat screen on the wall have the framing carpenter put some some 2x6s long length verticle between the studs so you have a sturdy base to hang your TV

Kitchen
Custom cabinets. Lower drawers and pull out drawers, pots and pans drawers. Stuff like this is why I like custom.
Two dishwashers if you have space.
I second the pot filler, I fricked up there
Quartz counters, not granite.
Commercial sprayer faucet.
Extra deep sink, 10"
Prep sink if space. This would be badass.
Dimmer lighting everywhere. It's worth it.
Custom master closets. Hire a carpenter post build if the builder charges too much. This is often overlooked and everybody has too much shite. Organize it if you're going to build.
Master bath
A badass shower. One head on each side, each with it's own valve, one of them should have a two option diverter valve with a handheld shower head. Cheap upgrade and practical, great for keeping it clean.
I agree with tankless heater.

Something I have seen and would love but do not have myself is a water valve system. Not sure what they are called but they are essentially a breaker box for your water so you can isolate a leak and not have to shut off all your house if you a leak. Very cool option and very functional.
Otherwise, I would install an in wall USB plug near your bed and anywhere else you might want to charge your phone.

If you do a central vacuum system,there is an outlet that works well in the kitchen. It fits in the base board and you turn it on by touching it with your foot. Sweep the kitchen with your broom and you sweep it to this vacuum/door at floor level and no more need for a dust pan in the kitchen.

Not really. He built my house. He builds houses but the general public can't contact him and have him build their house. He's a carpenter by trade though.
