Why is it so hard to find a good hunting lease?

I've been looking for the past year for somewhere for me and the kids to hunt the few days a year that I actually have off of work. I had two really promising leases that I was about to pay on in Mississippi, only to get told at the last minute that they lost part of the lease and couldn't take new members.
I'm willing to pay good money as I know I'm not available to work as much as needed at the camp. The only leases that seem to have any openings are the ones with 20 people on 200 acres. Just getting a little tiring to keep looking.

Yeah..Texas is out. I usually only have a weekend here and there, I'd kill half my hunting time driving. I still have my lease in the swamp, but can't exactly take the kids out there. It's worked for me for a long time, the kids just weren't old enough to get out there and shoot.

People in the Good ones know what they have and rarely get out. If they do, they have members kids/grand kids/friends lined up to get in.

That's how I ended up in my new club. I went as a guest of my uncle and cousin several years ago and this year they had an opening and offered it to me. It's a good club: the reasons people left are death, cross-country relocation, and unemployment. No one left to find a better club.
then I put my 40 acres up for lease and my phone blew up. People offering money sight-unseen, some more than I was asking. Hunting land markets can be insane.

Agricultural land is not marketed as such anymore.
first thing you always see: 'deer, waterfowl, great hunting land, ect"
we could make bank leasing out some of our land.
but we prefer to keep it for family members and close friends

If you only have a select few weekends to hunt, why not just schedule 1 or 2 really special trips a year. It would be roughly the equivalent to spending the time and effort of getting on a hunting lease and you & your kids would enjoy it much more.

yea that's what I plan to do.
not get into a lease but put that towards a couple good guided trips a season then hunt our land which is very average
