Where to live: Southeast US

Im coming to this board in hopes of finding some lesser known locations. I have the ability to work remote and can live anywhere but want to be somewhat close to family.
Id like to be close enough to water that having a boat makes sense but im willing to give that up if its a place with a lot of cheap land. Lower crime obviously preferred so no large cities but I'd like to be within a 2 hour drive of an international airport. This is a few years away so projectability is important and obviously cost of living will be a factor as well
A couple places I've looked into:
Knoxville
Asheville outskirts (Hendersonville)
Hot Springs
Tampa
Charleston
Wilmington
I realize these are all well known popular places. Hoping this board can give some suggestions for something lesser known
I'd like to live on the coast but I'm unsure if I want to deal with the heat of Florida. I love salt water fishing but one of the more mountain lake style destinations may be preferred.

It's not tropically hot, you'll be fine.
Look between Cedar Key and Tarpon Springs. There aren't too many coastal areas that are "undiscovered" these days, but this stretch is pretty low-key.
I would recommend something around Carabelle/Panacea, but the damned black flies will eat your arse alive.

I can sell you a place on Sanibel Island if you want. ?? 45 minutes from RSW, 2 hours to Miami. 2.5 to Tampa, 3.5 to Orlando. Get a place in Asheville for the summers (direct flight between punta gorda and Asheville).

Nothing is cheap within an hour radius of Charleston so I'd rule that out

Paducah and Chattanooga are perfect places for all the amenities but none of the big city headaches. We visit often, in-laws live in Hopkinsville, KY.

Hernando Beach, FL - 1 hour from Tampa International and under 2 HR from Orlando airport. You can get a home on a canal with direct Gulf access for 600-700K on stilts or 400K one story. Area is surrounded by wildlife preserves but 10 minutes to Wal Marks. By Louisiana standards the inshore fishing and food is sub par but offshore fishing can be as good once you figure it out but no yellow fin. If you go any further South the prices are going to go up as well as density in population.

Pendelton, SC is pretty cool. Was considering moving there for the laid back, slow, low crime community with some walkability in parts.

Look into Beaufort, SC rather than Charleston.

South Central Tennessee is great. Nashville Airport is about 2 hours from me. There is very little crime and land is not terribly expensive.
