Venting thread: How do yall maintain the grind of dealing with people?

I'm a successful small business owner with multiple different operations including commercial rental properties among other things and while I'm well on my way to building something of substantial wealth (am already there really) I just don't know how much longer I can deal with people's bullshite

Bouncing rent checks, lying about their situations, trying to Nickle and dime me out of money that I am entitled to and that they have already agreed to pay, blaming me for issues I have absolutely nothing to do with, etc etc. People have just become absolutely terrible to deal with especially when you have to regularly collect money from them. Of course anytime you put your foot down they make you out to be the a-hole

The two things that are the biggest problems one is a commercial rental space I purchased with financing for over $1 million and another is a climate controlled storage building also financed for $1 million and both have been very successful in a relatively short time but obviously I have a payment to make and that gives me a level of worry that I otherwise wouldn't have. If they were paid for I wouldn't sweat the small stuff as much but this is something I'm trying to get paid for, live off of, and hopefully one day be a great asset for my kids so it's not so easy when someone sends me $60 rent for the month instead of the $200 they actually owe or bouncing a $4500 rent check after already being 2 months late paying it and lying to me the entire time

Sorry for the rambling but I'm just over the shite, makes me want to sell everything and just live off the interest I could probably still do everything I ever wanted in life but I feel a responsibility to build something for my children

I will fully admit I am not very good at relaxing, I just can't do it, idk why it's just how I'm wired. I know this stuff isn't actually that important and it'll all probably work out fine anyways but it's very difficult to get my mind to I'm understand that and remove the anxiety if that makes sense

Ive tried some gummies and they work decently well but in Tennessee it's not legal yet and the stuff I get leaves me feeling kind of crappy the next day which I hate. I figure if it ever becomes legal a legit dispensary would have some good shite that wouldn't cause that issue

Are you a slumlord?

Idk man, switch business models. You'll have to deal with people's BS no matter what you do unless you have frick you money.

Part of the reason I do what I do is bc it doesn't require employees. In my experience that just leads to more frustration because employees suck just like other people. Though I do see your logic

I wouldn't say slumlord, like I say it's a $1 million dollar commercial strip center property so that's not a slum and the storage building was a new build nearly 3 years ago. I have other things too but they don't really cause me to want to strangle people

I mostly stay out of residential rentals, I think someone like me would have a breakdown (I may anyways) if they had to deal with that

It's a strip center with retail. It's not luxurious but it's not shitty

To be specific, there's a 24 hour gym, 2 restaurants, and a laundromat in it along with an ice machine that rents space in the parking lot

We are in a somewhat rural but seasonal vacation area if that makes sense

$1M strip center seems kind of cheap in any regular functioning city. Are you dealing with vape shapes and small sole props who are likely going to shutter?

That is not a good area. Not shown is a tattoo shop also in that shopping center.

Decent strip properties in the are are looking like anywhere from 2.5-4.5M.

I'm not trying to shite on your venture, but I'd be willing to bet some of your business aren't fricking with you, they are likely having cash flow problems.

Read my post above, no vape shops or shite like that. We are in a somewhat rural area that also functions as a vacation area from larger cities which helps keeps values down but increases incomes

Obviously I'm not in their balance sheets so idk but the one strip center tenant I have issues with I don't suspect is having problems with business (they almost always have a good number of customers) but I do suspect they struggle with the managing the money they do make. Simply put they aren't very smart from what I can tell

But that's not really the point, if you are struggling I understand that just be honest with me and we will work around it. They have lied too many times to count and then bounced a check. Did they contact me when the check bounced or did I have to chase them down? Obviously things happen and I get that but there's a right way to handle things and of course they aren't doing that

He didn’t say the whole thing, OP just said space. He may have just bought one medium to large unit of a strip mall for $1 mil which for something with good road frontage in a decent area is about right.

OP, you are in the wrong business. There’s investing in that stuff and there’s managing it. Two different things. If you can’t manage it yourself, you need to hire someone to do it for you and focus on the investing portion.

Building is about 20 years old

There's this one guy I have to deal with on nearly a weekly basis on this very board who never has anything nice to say to me and accuses me of stealing cable and what-not. What an a-hole! All I know to do is be patient and just hope he turns into a decent human being eventually.
