How do yall feel about neighborhood Airbnbs?

So wife and I moved to a small town about 3 years ago. 28k people in the “city” and then 80k in the surrounding county with some subdivisions surrounding the city but it gets pretty rural pretty fast once you’re outside city limits.

Somehow we accidentally found out that the house immediately behind us, that was purchased I beleive a few months before we bought our home, is actually a full time Airbnb.

It’s a nice property. A whole acre with a pool and lots of space. We met the owner once while he was working on the property and he was sheepish and weird to say the least.

I looked up our county zoning laws and technically short term rentals are legal in our neighborhood but they do need permits/taxes/etc.. different than a single family home.

So far we haven’t had any explicit problems but something about it royally pissed me off. It’s a single family neighborhood that is extremely quiet. It was built in the 70s on good sized lots (not nuts to butts lots like you see today crammed in) and has a sprawling network of cul de sacs with one road that connects to the state highway. Because of this only people who live here or visiting come back here as there’s no cut through. It just irks me that people are buying up regular arse homes to turn into rentals outside of a commercial district and in a family neighborhood.

On one hand, I enjoy the freedom to do what you want with your property, but on the other hand I want to live in a neighborhood where I know my neighbors and there are generally permanent residents. It’s already annoying when you have long term renters with less stake than a true owner has, but short term rentals are even less stake in the game and you have no idea who is staying there day to day. My house/yard is also literally in their Airbnb photos

Am I being weird here or am I right to be skeptical about living next to an Airbnb, especially in a smallish rural area and not a lively neighborhood like say in New Orleans?

I rent a house with my gf in a Dallas suburb, in what I’d consider kind of a shithole, but a relatively middle class neighborhood on the older side and have an Airbnb behind me. The place is packed out literally what feels like every day.

Have had multiple instances of loud parties and music into the early morning hours.

Had one going last Monday night, got work up at 3am or so and went out back and asked them to quiet down. One of the dumbasses told me to make them on the side and resulted in the first instance where I’ve ever been a boomer and called the cops on a party (I am 35).

90% of the time the music and loud is pretty much off before 10, but I do get rocked more often than you’d think.

My whole thing is who the frick is booking it? It’s out near Rockwall, not a badass or remotely neighborhood, no lake access, there is a pool, but that’s it. I genuinely can’t imagine just paying to go stay in a neighborhood in the suburbs.

I get the concerns but I use them and I like the option for longer stays for the space, option to work, and eat at the house. So I like them. However, I see some real horror stories, so I get your concerns as well. If there arent huge ghetto parties though, so be it.

As for your shot at long term renters, that is an archaeic mindset, plenty of good long term renters out there. I was one for a long time and then owned 2 homes, now back to 1 and may sell and long term rent as I relocate. Nothing wrong with taking the savings from not dumping in a house and investing it, more and more people doing that these days.

Where are all the people that hate HOAs at? This is exactly the type of BS they prevent.

I bet this is why the previous owners of your house sold.

My advice to you is sell. You will start to hate the situation and being constantly in a bad mood. This will have an affect on everything in your life. Then buy a house with an HOA and look at how the surrounding area is zoned as well.

Technically that is illegal in my county. I looked up the ordinance and “special events” are prohibited to those operating airbnbs.

no they were an old couple (early 60s) who moved to a retirement community nearby.

Again, we only know about it due to the listing which means thankfully we’ve had zero issues so far.

Hilariously we told my parents and they booked it for a gumbo/football we are having in October. I kind of fussed at him about that but he does what he wants.

I would never air BB any house similar to what you have described. I've seen way too many videos of people destroying them. Will insurance cover that when you make a claim?

Big house Air BB opens the market to killer parties. Not interested.

Make sure you get the endorsement for STR. I did on one I owned. It was fine.

There was one near me that thankfully got sold to an actual live in owner. Prior to that, it would sometimes get rented out to people who were just using it for huge parties that had people out in the front yard drunk and yelling at 3AM. They were literally grilling chicken out front at 2AM. This is a big thing. People rent an airbnb (local people..not travelers) and use it to have big parties bec they dont want to do it in their shitty ghetto apt or double wide.

Befriend the homeowner. Talk to them about how they vet their clients. The homeowner chooses who they allow to rent the space ultimately. See if that goes anywhere with meeting your needs.

I hate them, but they are what they are.

Im in a town of a similar size (30k) and its destroyed he housing market. Its not locals buying these properties and renting a room out, its investors out of town and its fricked the market for locals. The sense of "community" has suffered greatly.

But its private property, I just have to deal with it.

I rent random airbnbs all over the place because I have construction projects and hate hotels.

There's one in our neighborhood.

Never noticed anything negative about it.

However, I would not spend a single night in one unless I knew the owners personally.
