Tell me a place where the land is currently cheap, but it won't be for long..

South Arkansas. South central and southwest. Camden down and from Eldorado east. The lithium boom plus the defense contractors adding thousands of jobs over the next few years.

Land along the Ouachita river.
There’s areas all through south central/south east that I find beautiful. There’s more elevation change in many areas than people realize.
I’m looking for land closer to where the defense contractors are in east Camden. Lockheed will be adding over a thousand jobs, Aerojet/L3 Harris probably twice that. General dynamics adding about 400, but likely more as they start building rockets. Raytheon adding a hundred or so but likely adding more with the golden dome. We don’t know the full extent of what the new spending bill will add. MORE! Is all we know. New company just opened, Element defense. 40 employees initially with hopes of needing 400 or more. South of that, Standard Lithium will require about 200 employees for their SWA project. Not to mention contractors and suppliers. These are all jobs that start at about $22-25/hr minimum for new hires with no experience for production line. Skilled labor even more and of course engineers up from there.

Before Hurricane MIchael made landfall at Mexico Beach there was nothing special about it. It was basically 30a 40 years ago - -- lots of basic beach houses, camps, etc. Michael destroyed these and left a ton of lots and land......which people put up for sale. The value of the land jumped overnight and is still a good investment. Why?
From Destin all the way to PCB there is no other beachfront to develop - - you have to go east of PCB and there you have Mexico Beach - - prime with available land. Land, that while seemingly pricey now - - will double or triple in the next ten years.

Check out this new interstate corridor from Texas to Georgia. I know that land along Hwy 84 is relatively cheap.
Brookhaven is located at the intersection of I55 and the future I14 crossroads and they are already investing in infrastructure improvements. If you are looking for some land to buy for investment, this could be a good play.

No doubt
I used to go there in early 80’s and really enjoyed it. Little beach homes on gorgeous beaches for $600/week.
I figured after Micheal it would turn into huge mansions with possible resorts. Modern building codes would never allow what was there 50 years ago so I guess it’s destined to be ground for more fancy development .

More like bush and into sun and back over to towards Waldheim. I say NE because Folsom has already had its boom, mandeville and Covington are slammed. Slidell has been loaded for a while and people still want to be in St Tammany. The cheaper land in PR, bush etc is seeing a demand and it’s one of the few spots left in the parish that have ample land.
I think the new hwy will have less people going through PR because they have a quicker way to the interstate now. So no I don’t think the hwy has much to do with PR specially but I could see Bush, or Sun getting more populated shortly.

I understand wanting to get ahead of the crowd but that corridor may legitimately not come in our lifetimes. If you buy anything along there you should probably make sure it has other uses/value potential in the meantime.

Moreover, unless it’s in a specific location with real commercial/industrial potential, don’t expect much appreciation. Rural land along highways is of lesser value in my experience. As just one illustration, hunting and timberland along MS highways brings lower values, all else being equal.
