Air BNB vs VRBO

Have a camp in Grand Isle that we are thinking about renting part time and wanted to get ideas of experiences with these two. Not looking to rent every weekend as we still use it a fair amount, but would like to help to defer some of costs. Own other long term rentals so familiar with the process, but wasn’t sure which of these two would fit best. The camp is mostly renovated and across street from beach with a yard. Pretty low maintenance. Not the nicest place on the isle (compared to some of the newer camps) but quiet and convenient. Thanks

Are you cleaning it yourselves or do you plan to hire somebody? I have a buddy with a houseboat in Venice that has horror stories of the cleaning lady stealing sheets, fixings, and eventually the ice machine.

I would let one of the real estate companies manage it. They charge money obviously I think prob 15-18%. Which I get is a lot. But they take all the calls. If you manage you will be getting call when they lock themselves out. When the neighbors music is too loud. When there aren’t enough towels or the dishwasher is t working or whatever the case may be. Stuff happens and you’ll be getting all of those calls and have to deal with it all from however many hours you live from grand isle.
I’m all for renting it out too. But I just would rather pay someone to manage it personally. But if you decide to do it yourself I don’t think you can go wrong with VRBO. When I search both of those sites I find a lot of places are listed on both actually. So maybe try both.
ETA the poster above mentioned cleaning ladies. You’ll have to manage them and deal with the customers complaints on not being g clean too. At least the real estate company can send their in house cleaners out at no fee and pretty quickly. I am assuming you live hours away from grand isle. If you’re pretty close then maybe it makes more sense to try it yourself.

Already have a cleaning service that we use regularly. but definitely a valid point.

Do both of the apps. Airbnb is a better app, gets more traffic, and is more user friendly but vrbo draws a different set of users.

We do a rental camp. VRBO sucks so bad that we just deleted our listing in order to not have to deal with them.

I do both. Then sync your calendars and if someone rents or you block days on one app it sets it for both. I don’t use a management company, I also have a jam up cleaning lady that will handle most issues. I keep my rates a little higher and usually don’t have issues with renters. Aside from the one guy that called and said the water heater wasn’t working. Well the water heater worked just fine and got plenty hot, just not scalding hot like his fat arse preferred it. That was a nice little call out fee I had to pay the cleaning lady. Knock on wood that’s been the only renter issues in a couple of years.

Ive considered renting my place out, but I have a hard time letting some jackass use my place and trash it.

I use both as well. Set up the listing first on Airbnb. Then signed up with VRBO. VRBO had a process for copying the listing data from Airbnb. Just had to review the listing to make sure it was done correctly which it was except for reorganizing some of the photos. Calendar syncing is simple. Copy the house listing url for Airbnb, paste into VRBO. Then copy the VRBO listing url and paste into Airbnb. Bookings & blocked dates made on one platform will automatically update to the other. Changing the nightly rate has to be done on both platforms. Pricing doesn't sync.

I use Airbnb. Was using a company to manage everything but they were very lazy in regards to market it and change prices in advance for busy weekends. Were just taking money from us with almost nothing in return. Airbnb has been very successful for us.

We have been lucky in that aspect. A few goofy things here and there but no major issues at all. Aside from the goofy guy needing his shower scalding hot (after the fact) when he told me the water wasn't getting hot at all nothing else has come up. The place we bought was already set up for renting so it isn't like we furnished it with brand new everything that we are overly concerned with others messing it up. That probably helps a little.

My camp south of Bogalusa has been on Airbnb since Ida hit. I know what you’re all thinking, who tf is gonna stay there? Airbnb is very simple. Never used vrbo.
