Now do existing homes.

I swear I've been hearing for almost 10 years now the real estate bubble is gonna burst this year. Not trashing you, it's just I've been hearing this crap forever now.

Just put in an offer and was accepted for a house on Monday. We will list ours, hopefully, by end of week. I do know our offer was accepted via escalation clause, but that only got us to match the other competing offer. The only outlier in ours is that we aren't contingent on selling our home. Hope it sells fast because I really don't want 2+ months of a double mortgage. I finally *did it* though. Built equity in our 1550 sq ft starter home and saved enough to get the 3 br 2.5 bath with finished basement colonial home of my dreams LOL. Eliminating avocado toast pays off, y'all!

4.1% is almost 5?

A real tell would of where we are would be the last 6 months of the Case-Shiller

I am using the Case-Shiller National Home Price Index which is at 4.1% YoY but as I said the real tell is to looking at a rolling 6 month average.

Summer time market coming up so we will see where everything stands

The whole market needs a burst. The municipalities also need to understand that these huge COVID inflated assessments are shite. Property taxes are too damn high!

I had a new roof put on last fall and I'm waiting for my assessment to go up by some ridiculous number.
