Arch. asphalt shingle vs. metal roof...

Can anyone explain WHY the vast majority of mid to high level subdivisions require/mandate crappy/expensive shingle roofing vs. the available 'lifetime' metal roofs ?

Asphalt roofing is cheaper. Developer writes the rules.

I replaced a worn shinle roof on the camp 15 yrs. ago with a thick/heavy guage corrugated metal 'lifetime' roof for about $2000 more...YES lifetime warranty...only caveat was the fasteners were to be replaced every 16 yrs.

Expense.
Lots of metal roofing options available that do look really good.
Insurance issues will push the market toward them eventually.
Louisiana climate wipes out a class 3 shingle roof in 10-11 years.

You pay out the arse for standing seam... traditional metal roofing is ugly as hell with screw heads exposed, and you have the inherent problem of the bushing getting worn out after 10yrs of sun damage/weathering

I don't know how its cheaper when a properly installed metal roof will last at least twice as long as a shingle roof

I had OC asphalt on my parents roof for 29yrs in BR... never an issue
Enjoy the extremely noticeable hail dents on your metal roof for a few decades while you try to push it to 40
I'd take a class 3 or 4 asphalt shingle every time

I remember when Bass Pro put that rusted metal roof on as NEW construction

Old thoughts is corrugated tell vs standing seam type or architectural panels
