I think an underrated area is along the Ohio River from Evansville to Louisville. A lot of rolling hills, small towns, affordable houses, attractive demographics.

A rural 150 plus acre piece of land in rural Alabama. You will not be screwed with, and the locals are good people. You will think you stepped into a time machine from the past.

I actually like living in southern Oklahoma. Low cost of living, very peaceful. No neighbors for as far as the eyes can see.
If I need to go to the city, it's an easy drive to DFW.
But no place is perfect. I've lived in 10 states from rural Missouri growing up to Los Angeles County. Every single area has its pros and cons. Everything in life involves some sort of tradeoff, nothing is perfect.
