Property taxes due? No more vacation.
Air conditioning needs to be replaced? Mortgage payments late
Stupid tenant steals all the copper tubing in house? No more groceries.

I, too, am utterly guilty. Of course, posting on forums and dialoging and being mentally proactive isn't nothing, and eventually, maybe enough of us will have HAD IT.

When I was 22 I rented half a duplex from an old landlord who was great. One day he told me the story about his first tenant. It was John Scopes. Sounds like good ole capitalism to me. They have multiple rental properties, and live the way they want.

They act like you have to have a million dollars to own rentals. You start with one. It’s not a hard concept. Takes time. People are lazy.

Wait until the tenants trash the house. I knew a guy who rented a house to a single lady with a couple of kids. After he had to evict them for not paying the rent, he went to the house and discovered that it was wall to wall shite. Both human and animal shite covered almost every inch of floor space. There were rats, roaches, and fleas. Cleanup was very expensive.
