Just got my 2024 notice. Going up 50% in Dallas proper.

Should I be shopping or is that in line with what everyone else is experiencing?

Asking here because I hate dealing with sales and the spam associated once you put yourself out there.

I shop rates every 2-3 years. I am with Farm Bureau at the moment but Erie has fantastic rates on home insurance but the real savings come when you bundle auto and home so it's often cheaper to go that route.

Louisiana is being hammered by these increases. I suspect the conditions here are going to be very different for you up in Dallas.

I've sustained 2 50% increases from Farm Bureau in the Baton Rouge area (Prairieville). I tried shopping it through a broker and because my roof was put on in 2009, they didn't even have a company who would write the policy. It doesn't hurt to call a few places and try to get a quote though. Fairly painless doing it that way.

2hrs east of dallas I know of a house that went up 50%. No changes, been with same insurance for 10+ years. Shopped around but couldn't find anyone else since metal roof was 15 years old.

shite is happening lots of places.

Yea it's getting bad in Louisiana. I'm with Progressive and got a notice that they won't be offering a renewal policy when my current policy expires. Apparently they aren't offering renewals for any policies written in the last 3 years and they aren't writing any new policies at all.

I've started shopping around and 50% increase is about the norm from the quotes I've gotten. Deductibles are also going way up. Companies are going to a percentage rather than a flat rate deductible.

I dont know what ours is, but it jacked up our escrow. Now we are in that time period where our escrow was a touch short, so they overcorrected for a year then they will bring back down.

Long stroy short, I am paying about 350 per month more, but I would imagine that it settles at about 1/2 that.

Best ive been able to find in Baton Rouge is Liberty Mutual. Most others have been insane.

At this rate, Id have to imagine many are going to have to strongly considering leaving the state.

I just renewed my homeowners today. Metairie, 450K, 2500 sq ft, one block from lake. Roof replaced last year. 385K dwelling, 5% wind deductible, ACV contents. $10,300 per year with Citizens. No one else will write a policy.

Yikes! That's 3 times mine in Flowood, MS. 3000sf, built in the early 90s valued at around $450k.

Contact Dennis from SHelter Insurance.
I got a good deal from him. But you have to put Home and Car together. They don't do business insurance only personal.

$1800 a year. Newer home built in Broussard. 2900 sft - policy limits 600k.

Same issue I had. I was with Lighthouse, that went belly up. I have had Allstate for auto since I started driving and flood since I bought my first home, and they still wouldn't write for me (other than dwelling) and neither would anybody else. So, I'm stuck with Citizens for wind and hail. It's all a damn racket. If I could, I would self-insure...and I will do so as soon as I can.

Mine just came up for renewal. 50% increase. Made a few adjustments with my broker and got it back down to current price

Do mortgages require wind and hail, not just fire/liability? I’m planning to self insure once it’s paid off in a couple of years.

Don’t worry yours will be increasing at renewal, bank on it.
Citizens is a solid company that’s not going to fold like a cheap suit.
Look for most carriers to eliminate replacement of roofs going forward in addition to % deductible.
