I wasn't too thrilled with the last broker I used, she was recommended by someone who use to be a broker but stopped doing it to focus on their business that I really liked. Anyway, I'd like to meet with someone that can use multiple lenders, I am not looking for someone that is with one bank or one company.

I need a conventional mortgage. Just looking for recommendations.

Any reason why the focus on brokers? Especially given you are looking at a conventional loan?

Call Mortgage Financial Services (MFS). Loved working with them on my last house.

Not to be confused with GMFS.
But heard good things about them too.

Mortgage Brokers are going to have more competitive rates and unlike banks have to disclose all of their fees.

Damn, you got a downvote for that lol!!! Guess the person I told that they weren’t going to get 100% financing at a 3.5% rate didn’t like what I said.

On a serious note, I don’t do personal home loans or any consumer lending. Only investment properties, business loans, sba eta. If it’s a single family and you live in it, I can’t touch it.

Mortgage Bankers are usually more competitive on the government loans but not so much on conventional. I usually beat them handily on conventional loans.

And most mortgage bankers these days use either rocket or uwm as their main wholesaler. They usually aren’t shopping around for the best rate for you but who pays them the most on that loan.

Let me know if you would love to chat in more detail and see what I can do to help you.

Only investment properties

That is the next step. I want to get a 4 plex or something and then start with some single families and possibly some short term rentals either airbnb or for traveling professionals.

We are relocating first though.

Red River Bank if in Louisiana.
Between their mortgage and Private Banking department they are best in class. Some of the lowest rates and origination charges.

He's still a POS but he stopped approaching me.

He stopped cutting his grass and he plays loud music from his cars when he thinks it will bother me but I can't hear from inside my house. He parks on the street every day and it inconveniences him, it was funny as I was leaving the other day and he was running to his truck in the street in the rain when his driveway and carport were empty. It's not his tow truck, its his pick up. The district attorney??? told him they were going to impound his tow truck if it showed up again.

All he had to do was not block my driveway so I could get in and out... but whatever. I wish it never had to happen. Oh, and BRPD said the threats to me and my kids were not "criminal".... Still waiting on body cam footage and reports, it hits 30 days from when I requested it later this week.

Not from what I have seen.

Yep. Who will pay them more for quoting the best rate.

Not until Banks have to disclose all of their fees. With a Mortgage Broker you know exactly how much they are being paid.

I’ll stack my estimate sheet (which discloses all fees) up against a broker any day of the week.

And most brokers now are just UWM shops or Rocket shops. This isn’t like 5-10 years ago where they would shop around to 10 different places for you.
