Creating a trailer park

I have a few acres west of Baton Rouge and was thing of buying a few FEMA trailers that are still in good shape and renting them.
Would be purchasing about 10 trailers for around 800k and then I was thinking of renting them out for $700 a month.
Now I currently own the land as it is paid for but would need to pay for the drainage to make it accessible for a trailer. Reached out to our local government for further instructions but I haven't heard back yet.
So besides any type of zoning fees would I be missing something? Is $700 too little for these small homes?

Have you considered simply renting the lot?? I have a friend that has a park like that. He charges $150 a month and the tenant has to put a house trailer, not a camper, on the spot.

I did but no matter what I have to make it accessible for mobile homes, which right now it is not.
Was debating selling to a developer as well but figured I'd look into alternatives first and the guy I know selling trailers made a good amount of money running this in Ascension. He also charged 1100 for the home.

10 easily, could possibly fit 15-20 if I wanted to make each lot small. Trailers are not big but was wanting to give people enough area to park a car or two, have area to put inflatable pool, etc...

Or naive baw. I feel like they gonna be putting junk cars in the yard not inflatable pools lol
I think the game here is to start with lots and add trailers as you go. And then the people who park trailers will get behind on rent and can’t afford to move the trailer and it becomes yours
But first check with the parish. I think most parishes don’t allow new trailer parks and the ones that are there are basically godfathered in

I am commercial banker in Baton Rouge and most people just rent spots. Most banks will not lend on the trailers.
I would not want to deal with trailers. They will get treated pretty rough. Let them bring their own trailers.

I own 2 MH parks. Get with the parish before you spend any money. Most parishes don’t want more parks & make it next to impossible to build a new one. As another poster commented. Lot rent is a great way to go. I charge $300/mo for a lot rental fee.

I would rethink not allowing campers. It will fill up faster. Ive been seeing a ton of camper parks filled up with people lovong in them for work or just regular poor trash.

Sell them with you as the lender. High interest rate to people who can't get a loan from the bank. You don't have to deal with renters and you repossess when they miss too many payments.

You will have to get a permit, water and electric, sewage plus liability insurance.
Maybe roads and pads built
You are looking at some cash out up front but the profit may be worth it.
You could just rent RV pads, when you drive by the ones in Shreveport or East Texas they all look full

How will you heat and cool these babies?
I spent most of my first 18yrs in trailer parks and there’s no way I’d venture down that path. Better have a good maintenance staff because they will break everything. The AC guy was always working on someone’s trailer when I was a kid.

Covered rv/boat storage with security system. Let someone live free on it for being security guard.

People have posted here before the difference between renting spaces versus trailers. If you own the trailer and rent it out, you have to deal with maintenance and repairs brought on by the trailer-dwellers. You want to fix all the busted pipes after the next freeze? Or unclog their toilet after Trixie flushes a tampon and an ashtray full of Pall Mall butts? Or replace the broken AC? If you rent them the space, they own the trailer, and those are their problems
Zoning, water & sewage, power, and insurance would be some of the first things I would explore/price. Add in the cost of legal if you need to hire a lawyer for evictions.
