Affordable DC suburbs

Please give me opinions on affordable DC suburbs, either inside the Beltway or on the edge to cut down on commute time. We're currently in MS so of course the cost of living comparison is going to be crazy. We're looking for someplace safe, fairly walkable, with the usual amenities (restaurants, shopping, gym, etc). We're empty-nesters. I haven't begun to look as I'm overwhelmed at where to start, so I don't know if MD or VA is preferable. Thanks!

Do you still work? If so everything should be predicated around where your job will be and what your budget is.
Then you are looking at proximity to metro stops or reducing time on the major roads at peak time.
DC traffic is something that has to be experienced to fully appreciate.

DC Suburbs aren't very affordable.
That said, Old Town Alexandria fits your criteria if you can afford it.
Further out, Reston is nice with a walkable "town center" shopping area

I left there 24 years ago because of the traffic and I still go there a few times/year and the traffic is worse.
Here is your decision:
A - You can either have a short (relative term) commute;
or
B - You can live in affordable (relative term) housing.
Unless you have $500k+ of annual disposable income, you can't have both - and there's a good chance you won't have either A or B.
Also, your standard of living/quality of life will decline. The only rationale to move there is for a GREAT career opportunity w/an escape plan after a few years.
If you are definitely going, remember this - Prince Georges County, MD is a large ghetto.
Montgomery County, MD is overwhelmingly leftist.
DON'T LIVE IN MD.
Suburban VA (Fairfax, Loudoun, Prince William Counties) are marginally better to live in but the closer to DC and the Beltway, housing is expensive - plus VA has personal property tax paid annually based on the value of your cars, boats, etc.

All real estate near the District is expensive, with Old Town being extreme. I lived in the Rosemont area, which was walking to both the King Street Metro and the Braddock Street Metro station. Del Ray is very convenient to Braddock and has several restaurants and shops along Mount Vernon Avenue. Be prepared for sticker shock, but it’s a great place to live.

I moved up here 12+ years ago from Baton Rouge and live in Leesburg. Even houses in Leesburg now are insane. It’s all overwhelming but has been a good move for us and now our family. Great place to live and raise kids. A little too lib in my opinion and I hate the politics up here but compared to the shite show that’s Baton Rouge and New Orleans, it’s definitely refreshing to be able to leave your doors unlocked at night or go for a walk and leave your garage doors wide open. Note you can’t do this everywhere up here, but almost everywhere.
All depends on where you work and what kind of lifestyle you want. If you are empty nesters, I would suggest renting something in Arlington or (parts) of Falls Church. Tyson’s Corner also has a ton of new stuff.
I would not move to Maryland as it’s horrific but if you need to look at Bethesda, Chevy chase or Rockville. I would stay on the VA side though.
It’s all going to likely be renting a condo or apartment, but I WOULD STRONGLY SUGGEST you guys rent something the first year vs buying out of the gate. Get up here, make sure you like it (as it is different), figure out traffic patterns, what you like etc and then buy.

Thanks for the suggestion. We were kind if thinking this. I don’t think this would be a permanent move for us. Most likely, we’d punch the High 3 earnings years and retire back to someplace with a more reasonable COL.

Y’all better hope your increased earnings will be worth it, you’ll underestimate the COL for everything and taxes up there until you live there. It’s outrageous. We paid 2600$ a month for a 700 sqft apt in downtown DC 12 years ago for a few years. Had a baby and moved to Arlington and paid 3200$ for a 2 bd apt. Daycare was going to be 1500$ a month….we decided to move

If this is the case I’d def rent as you’ll lose your arse buying something and then selling it in three years. Paying 5-6% commission 3 years after buying a house isn’t the smartest.
If you don’t need a big space, I’d suggest getting as close in to Dc as possible.
Again, COL is insane, traffic has gotten a little better since Covid with WFH happening but it’s still crazy. As I said, been here 13 years and great place to live and raise kids, but the day I retire I will not let the door hit me in the arse on the way out. I’ll be heading back south or somewhere with a better COL and certainly less libtards.
And as someone said, stay away from the peoples republic of Maryland if you can!!!!

Another poster above mentioned the Rosemont and Del Ray areas of Alexandria. I think that is probably your best bet, but you could help about a bit by saying where you and your wife work (if she works), what you are looking to walk to (just restaurants? Grocery store? Metro into dc? Work?), and what your rough housing budget is. The housing budget and work location will determine what you can afford to walk to.
I am biased towards Alexandria (live in fairfax co) and would live in multiple areas of Nova. Maryland and DC would be non-starters for me to move to because of crime and/or taxes.

Dc crime seems exponentially higher than it was 10 years ago. Of course that’s that you get when you have a mayor that isn’t rough on crime. Ala Teedy
