HUD development half a block from my home

Found out they are building a 72 unit HUD development at the end of my street. Zoning was done already and it passed. We saw the sign a long time ago and the property was so narrow we assumed it to be a pipeline as they are upgrading gas in our area.

Turns out it was an easement to a 4 acre track behind homes to a property this development would go on. Currently the city doesn't have sewer capacity for it and that will stop it for a while.

What recourse do we have beside trying to sell and move in what is a massively inflated post hurricane Laura market....

Can our federal and state reps shut this shite down?

One small hope is that the zoning be past one year and there were no triggers for extensions and thus will force another zoning vote. I'm waiting to hear back on the time frame.

Actually, this is in my professional wheelhouse. HUD doesn't necessarily mean what you think it means.

There are a lot of HUD developments, especially new construction, that utilized HUD financing for construction of luxury, top-of-the market apartments.

Yes HUD does a lot of financing for less affordable properties, but I promise you'd be surprised by the amount of luxury apartments built using HUD $$$

Go to every meeting, call every elected official in your district. Explain how incredibly bad this could be for drainage and traffic. Demand mitigation studies. Make sure whatever is built there matches the surrounding neighborhood.

You might not prevent the development, but you might get it scaled back. But if it's already approved you are fricked.

As much as those Concerned Citizens groups can be bad and even left-leaning, that’s a good start. We have a good one here in St. Tammany that can often go outside the want, but overall is very effective on stuff like this.

In all seriousness, get out while you can. You may take a loss, but it will be nothing compared to the situation you'll be stuck in 9 months to a year. Good friend of mine went through this in Shreveport. He waited and his neighborhood tried to fight it, but it didn't help and it turned into a nightmare.

Call a realtor tomorrow and list. Find something and make a contingent offer on it by Friday.

I have had clients in good areas where things changed and the first ones out did ok, but as time passed prices declined on the other sellers who waited

Representatives aren’t gonna stop housing units like that because they would get shite on for being unfair to poor folks
