Seen cash sales closed w/i 24 hours. Same day actually…
But that was 20 years ago when your team spoke professionally to your customers and knew what they were doing.
So yes, in today’s world, a week would be more appropriate.

I have literally done it assuming title is clean. But I have multiple abstractors on staff. And all property records are online now. It’s not that difficult.

someone has to do title work on the property they pick... either Kiffin, himself, or a representative of his, will choose which title company they want to close with... typically, clients don't give a shite, as they don't know title companies, and don't care, normally... so it usually falls to the realtor to pick which company they will close with...
again, the relationship with the realtor and the title company may expediate things, but there is still fund verification, title abstract, escrow, etc... all these things that have to be done before a closing can be done... but sure... and like you said, assuming title is clean during the entire process...
but the thought that you can wake up one day, see a house, make an offer on that house, and you close on that house by that night is simply not something that happens...

My other question/comment would be…why the rush to BUY a house when clearly you’re rushing the deal? Seems like renting initially would make more sense. Especially when money’s not a huge object.
