Cork. Downtown with a fantastic patio.
The Lawn Forum has a lof of great write ups on how to make your own sprigs from a pallet of sod and a dethatcher. Coverage more than 5 to 1 vs just laying sod. Be prepared with timers for watering if you sprig.
I've had a few different ones off FB deliver to the house. Seems to run around 200 to 250 for 6 to 8 yard loads.
Looking at the pic, it looks a lot like doveweed or crabgrass and not as much like St. Aug.

Edson Hill is such a cool spot up there. Should be nice and cool then, which is perfect for their downstairs bar or patio with the firepit.
If you end up in Stowe, look up Edson Hill. My favorite relaxing vacation spot. Beautiful property, top notch service, and so many cool hikes around the area since it's in the middle of all the ski resorts.

Citizen Cider and Myer's Bagel for lunch. Both top notch.
We stayed at The Press Hotel a few years back. At the edge of Old Port. Very nice, clean, and probably the best hotel shower I've ever taken.

Could always download (phone, etc.) and link to the TV to playback saved files. Most of the streaming services support this option. Does require some planning, but is reliable with poor service.

What wrong with a grafted tree? The root stock will not give you good fruit if grown into a tree and the grafted "top" does not have as strong of a root structure. Best of both worlds in one tree.

We are huge fans of Edson Hill. Especially the cottage rooms with a wood burning fireplace.

Islamorada Brewing was a good time.

Grab some bikes from Postcard and explore the neighborhoods back behind Islamorada Brewing. Some incredible properties back there.

If you have kids with you, Theater of the Sea is a good time. We enjoyed it without kids, but it's a must do if kids are with you.
