Correct. Past/historical.
Demand was imbalanced, so supply side adjusted (and overcorrected). Now demand has normalized and supply side is out of whack.
Sellers’ market = supply < demand
Buyers’ market = supply > demand
If it was currently happening, which is the premise of this thread, the blue markets would be buyers’ markets and the red markets would be sellers’ markets.
Your premise is contradicted by your assertion.

Things are better in blue states when conservatives are in office, so people sit tight. 4 years of Biden + “Covid” made blue states unbearable to the point people to the right of progressive/commie left if they could.
The markets on your Buyers’ market list responded to the movement/demand by increasing supply. Now that demand tapered, inventory is bloated. Once that’s absorbed, it’ll balance out.
It’ll take awhile though, because builders other than the big publics are not really in the business of building/selling. They’re in the business of borrowing interim financing with profit baked in, then building and selling if they can. So it’ll take a little time for supply to drop.
