It isn't a law. The CDC has no authority to impose such a moratorium. It's enforced illegally at the local level and that's where you have to fight it. Biden's unconstitutional federal decree isn't a law either. This owner is fighting it by trying to garner public sympathy which is stupid. The average person feels no pity for someone with 30+ rental properties. It's not right but it's the reality.

I agree. I don't support this "law" at all and you can and people have found ways around it. If he is at that point he likely had shitty simple leases and wasn't covering his arse from a legal standpoint in the first place. He should have been in contact with any relevant local official the second this started happening. He should have made it clear to every one of his tenants the illegal nature of this order and that rent was still expected on time. That doesn't mean you can't work with tenants but you have to set the expectation. Most renters aren't lawyers just itching to get into a court battle either.
You have to get ahead of the issue. Anyone thinking this wouldn't turn into the shite show it has is a fool. If you live someplace where the local laws or officials support this trash you have set yourself up to fail and should hope for a fed bailout or cut your losses and move on.

Move in with them. You can't evict them, but is their any law saying you can't share the dwelling? Leave the house a mess, don't flush. Eventually they'll get fed up and move out. Then move into the next one.

And this is the problem.
Not everyone lives, and owns rentals, in an area controlled by conservatives that will work with them to remove the squatters.
Those that live in progressive areas are pretty much fricked, no matter how much you denigrate them.

Here you can't even step foot on "their" property without at least a 24 hour notice unless it is an emergency...broken water pipes inside home, fire, etc.

This is mostly their own fault.
Frankly when it comes to property rental these tenants not paying is a sign of a deeper problem in perception and interaction. Most of the people getting fricked by this aren't running a proper business. They are being blindsided by issues they should have seen coming. Most are desk jockeys who do the numbers and said "hey, these numbers look good" got into it, made a little money and thought they knew what they were doing. They use service companies for most aspects of management and think they are doing it right.
They have little interaction with their customers (tenants) and then are blindsided when their customers treat them like some mega corp. From the tenants standpoint these people basically are. They have little human interaction with them and don't see them as people but as corporate entities who are sucking them dry with little to no effort. They don't respect them because of this. Thus have no problem not paying them.
If you own 30+ rental properties or do it as a low effort side hustle this is going to be the case. At that point you are disconnected from your customers and they from you. It's a fundamental disrespect for the human side of business. Business isn't just numbers.
This dynamic in a nutshell explains a lot of the problems within western society at the moment. It's how prosperity eventually undermines itself. It's why people think socialism is a good idea. People don't understand how our society works because we are disconnected from each other on a fundamental level.

If these people want to lose their “renters”, find someone in a similar situation and sell them your property. Have them sell their property to you.

If I was a landlord I would put keyless entry locks on all exterior doors where I could change the key code remotely. Maybe not an option for some at the moment, but that is how I would operate going forward.
