I don't think it's a bubble- it seems like a legitimate shortage. It will have economic implications down the line when the people buying 250k homes for 400k try to sell and have such a drastic net loss, but you won't see a crash like 2008. My own conspiracy theory is that we're being intentionally kept in a shortage to avoid 2008 from happening again.

If you have 1 real leader in your state above high school and college coaches , you have 1 more than most.

The crisis in Florida is trying to find a house. After three tries I finally got one. It was only three weeks between my first offer and the third (new construction); the price increased $13,000. Same model, same sized lot. After i signed my contract the prices increased another $5000.
