Sadly that's the lower end of the going rate around here. 1800 to 1000 a year before foodplots, corn, etc

After learning to hunt in Texas I will say that feeders do keep deer on the land and during times of extreme drought youd be happy to have them. One drawback that Ive heard is that if someone us using something other than straight corn, using that steroid stuff that will put a mature rack on a year old deer, it leaves a funny taste in the meat.
No private stands would be a deal breaker for me. What about rules regarding known bedding areas? If people are constantly walking through bedding areas that will run them off. Some areas of the land should be off limits so the deer have a place to retreat.
Why do you need a shed to skin? I should think that a couple stout trees or poles should be sufficient.
And for 600 acres it sounds like there are too many hunters on the land.

Sounds like this isn't the lease for you.

doesnt sound like this is the lease for you
I plan on having a spot set up on the WMA just in case it gets to crowded on my lease and I wanna get in the wild a bit

First off I have a few concerns.
Can you bring guests? Kids? Family? Can your kids hunt during youth season?
Would they have a problem if you shoot yotes and crows?
Can you turkey hunt?

Get a climber and pony up for the rest

My experience with feeders in LA vs TX is that in LA you will only get whatever local does are coming to that piece anyway. And young bucks. To count on feeders as anything beyond ways to get meat is wishful thinking in LA. And TX is close to the same thing but you'll get 2-3 year olds in there as well as really old bucks beyond their prime. Wall hangers ain't coming near them once they see you've showed up on the lease other than at night to check the does.
For me, if it was that convenient, and since I'm mostly a meat hunter these days if in LA, it wouldn't bother me much since I probably will hunt more than those people who set those stands up in the good spots, because you can bet your arse those already have stands on them. Live by the rules you can die by them as well.
Just sounds like the kind of place where brown it's down is going to rule so you kinda know you're paying about twice as much per pound for the meat and will see fewer and younger deer.

Your experience in Texas doesn't hold true with us, to a degree. During the rut, we've had wall hangers check the feeders.

I've seen deer at feeders other folks would call wall hangers but were actually three year olds, but I knew what was actually running around as the dominant bucks and they'd beat those asses.
I've got video of a 12 point coming to a feeder in Junction that most folks would probably call a wall hanger. But he was too young so I just shot video.
In Del Rio I saw a buck the first day at a feeder while we were just cruising around looking at the lease but the first time we drove a truck down the roads, didn't even have to get in the stand, that was it, he went nocturnal. But that was a humongous racked buck. Shot numerous 10 points off feeders on that lease but none that I'd put on a wall. Although I did make skull mounts out of them.
I guess wall hanger is relative.
I've never mounted a whitetail so I'm probably pretty hardassed about it and not typical.

Yeah, always thought rule of thumb should be minimum of 100 acres per hunter. But today's costs do end up driving that thought away!

quote:at that ratio no lease would be less than 2k to join.
100 acres per hunter.

Seems like you have more negative concerns than positives. My opinion: If you don't like the rules and don't want to participate in what the others propose, stay out. Nothing worse than a new member who wants to change everything.

Im in a small club. 7 of us. None of our stands are private but be all have an understanding which stands are certain members. If that certain member is not hunting that weekend, then that stand is open. No one complains, but then again we all know one another outside of the camp

Do you have to disclose where your climbers are? Find a good spot on the edge of the property, put one there an dont say anything, if they stumble across it so be it.

No stand is private. If you put up a stand anywhere then its open to everyone.
I'd have climbers stashed around the place.

Also they have mentioned improvong campground facilities such as closing in a skinning shed.
I'd pitch in to help. Maybe make a friend. If nothing else it will show them you aren't an a-hole. That will go a long way in a place where someone could get pissed off and hunt your stand every day you are working.

Ever member also must contribute to keeping feeders full of corn.
Not sure what I'd do on this. I guess it would come down to money. Depending on how much the dues were, and how many times you have to fill them up, the cost could outweigh the worth.
All this being said, I'd probably put up with a bunch of bullshite to be able to hunt close to home.

I'm gonna try and go with the flow on most stuff but I've been in clubs before where extra expenses after lease dues added up so much it wasn't worth it.
