Isn't it dependent on the rise or fall of the water? Every time I've been there on a rise there's been mallards galore. Fall, we just deer hunt.

My lease is on batture land in Tensas, and I'm concerned. But I felt like everyone "over-corned" everything anyway- around us and in our own club. Now that its stopping, I think the deer will move more. they would only come out right before sunset anyway, so could duck hunt all morning then go sit on a stand at 3 and see deer like clockwork at 4:45. I've duck hunted Tensas for four years now and enjoyed it. Cant speak for Davis/Diamond, but this past season, didn't see much duck activity until 2nd split. But when they came right before Christmas, DAMN. I alone could go to my honey hole and limit twice a weekend on mallards, woodies, teal, and gadwall. Now 2 yrs ago, we had too much fall rain, they didn't have to move around a lot to find water and it was spotty. And there's the running talk on the OB about flyway shifting west yada yada yada...

I just know that duck hunting is secondary at most of the big river clubs. They use to smash them on the lake that is on diamond but not so much anymore.

past three yrs, I have seen them rafted up on Lake St. Joe and Yucatan by the THOUSANDS
But, yeah, I see your point. I turned down offers to join at Big Rack and another one b/c to duck hunt, I would only be using club land to access the north end of Yucatan and hunt the timber...dont have OT money, so not buying an equity share anytime soon either!

Is lake st. joe public or leased out? Always heard it’s public but never believed it.

I've always heard the same about Lake St. Joe being public to hunt and fish. I would access through public launch in Newellton. The shore line is either ROW by the highway or private, you would need to watch for shot fall too I guess...never personally known anyone that goes out there to duck hunt though

All ive ever seen on lake St. Joe is rafts f ring necks, and a few green tops when it backs out into the surrounding private fields.

He probably means the terms (timber management, subdivision into smaller parcels, construction of improvements, surface mining, etc) of the conservation easement are flexible.
The valuation of a conservation easement donation is not what l would refer to as "flexible," unless you deal with some professionals in the field who have "flexible" ethics. Not a wise choice if you are taking a tax deduction based on the donation of the conservation easement.

Yea, some of these statements on here make it sound like a golden parachute which in some cases may be true but you definitely have to forfeit rights to the land use to keep the money. I guess if you bought in 30 years ago and all debt is paid up you are good but many clubs are newer and might not have many options if share prices fall.

Are there any fees paid after paying the purchase price for the share? Or does that purchase price give me access for as long as I own the share?

I can answer that for you.
Flooding. My Camp is 28000 acres but our Camp area has now gone underwater 3 out of last 5 years. This has caused huge deer migration to higher ground. Where I used to see 100s of deer now see Few.
