Giles is not actually an Island. There's a land bridge part of the year to drive trucks and equipment and the deer definitely swim.

Davis is but only because of a shoot that's not very wide at all. At certain times, it's not though. Giles is not an island. Diamond is not an island.

I'd say the largest ROI is on appreciation of value. The way hunting is headed it's probably a pretty good investment.

Well yeah, but that's anywhere inside the levee. Diamond can be driven to by truck at multiple locations.

Ehh. I can't believe these shares are bought for appreciation in value. A simple stock market investment would yield a much higher return. Land simply doesn't appreciate that fast. Maybe when you take into account timber, oil & gas, etc?

They aren't bought for their return. They are an investment, I mean $900k is an investment whether good or bad. Once you have a net worth of $10 mil or so you want to start diversifying your money. You don't want a $1 mil house and $9 mil in the stock market only for it to crash and you lose $2 mil overnight. So you have $x amount invested in your business, in the market, and then you start to put some of your wealth in other areas that hold their value and hopefully increase over time. Given a lot of hunting land has skyrocketed so the chance of a good return is there.

I learned this past weekend that it has the same density as hickory or oak and is used in engineered wood flooring as a middle or bottom board. The same density as the top coat of wood keeps it from warping

In all seriousness land is a solid long term investment. But if you have $900k to invest and you're looking to add land to the portfolio, one of these club ain't what you're looking for.

Now if you have family and friend who like to hunt, then yea. But no one is buying these shares as a pure investment unless they slept through finance 101.

Usually the dues at these types of places are to splitting the property taxes and covering expenses for land maintenance, seed, fertilizer, etc.

500 acres anywhere within 5 miles of any of these places is going to be closer to 3.5/4 mil


And most every club that can be bought into, has dues that are higher than what 90% of this board is paying
