I had an uncle who got too old to jack with it and sold his share in Davis Island.

What are the benefits to owning something like this over 400 acres by yourself? I'd think 400 acres of your own with a nice cabin would appreciate more?

I've been part of enough hunting clubs that there is no way in hell I'd be a member of a 20 member $1 mil buy in place. There's bound to be multiple jack offs that try to swing their dick around more then they should. I'm assuming there's pretty steep dues? With the care takers you basically show up and hunt?

You can manage deer better on 3,000+ acres than you can on 400. A caretaker is on sight. The group buys tractors and maintains it.

When I have had to go work on Davis Island I have meet the caretaker and he takes me and my car over on the ferry.

True, but you also have a lot more shooters. If you own 400 acres yourself you can control the amount of hunters and deer shot. Obviously you can't on your neighbors, but with any decent land over 250 acres you should have your oppportunities at some nice bucks given proper management.

With 20 guys on 7000 acres you are gonna have 50 or more guys that hunt there. Just seems like even with a lot of great deer, there's a good likelihood someone else shoots them.

These places are 365 fun. It's not just deer. Ducks, turkey, bass, Crappie, etc.

There’s a lot of members in these type clubs that could give a shite about hunting or fishing or whatever, they’re just in it for the ROI.

It's not always available which is why there are so many boats. We got lucky last weekend because they are cutting timber, so a newer, better ferry was operating.

That’s not how it works. The CoOps that I know of in Arkansas allow one trophy buck and one management buck per membership. They are also in the highest tier of DMAP so the Game and Fish allows them cull tags. Generally these are used on deer with less than 8 points and a 20+ inch beam. Those tags are first come first served.

A lot of these guys never do anything other than the box stands on the plots. They never go in the woods, ever.

Some people have never been to one of these clubs so they have no way of appreciating what it is. We have 2 members that I have never met. I have spoken to them on the phone/email but never shook their hand. For them it is total investment and they obviously have no interest enjoying the benefits that the property provides.

This. Lots of them just show up to socialize and never really hunt.

I understand clubs well, my grandfather is in a $50k buy in waterfowl club with 300 acres. Not quite this clientele but same idea. But waterfowl you don't have limited resources like deer.

If the waterfowling is good that's a different story. Fishing you can do all over but I understand the benefit there too.

I understand the social aspect, that's the key here I think. And the dick measuring of being successful enough to afford a club like this.

The ROI is not really what they are for, it's more a diversification of assets. Need to pull money out of the stock market and find somewhere else to plant some money.

I was at one of these places three days during rut/chasing, and only one buck was killed. The restrictions are very detailed. I saw 7 racked bucks, and only 1 was a shooter.
