Before I started doing any improvments I'd check it structurally for termites. Looks like the kind of place that might be ate slap up with them.

Where’s the view from the front porch ??? Camp with no view of lake from screened porch not worth $25

It's tucked back in the cypress trees which obstruct the view of the "main lake", but you have a view of the "pocket" and can see water.
The camp is about 40 yards from the water line and with the floor being about 12 feet above the water level. It did not flood in 2015 when they had the big "100 year flood".

Ha no thanks, salvania has taken over this lake and further north is worse. Just curious because several camps flooded out in the last few years so I’ve been watching a bunch of people trying to dump these “camps” on people. Not trying to be a downer but I work with a group that handles bistineau issues and I don’t want to see anyone get blindsided. Just make sure to do your research.

I bought one that looked worse than that on Four Points Road in Dulac 20 years ago for $11,000. Some good sweat equity, lot of beer and fried fish, maybe 5 grand total in improvements and sold it 6 years later for $49k.
