Does anyone else in Texas get these generic "buy a 2- 30 acre ranch in the hill country

Starting at $39k" or "buy a cabin getaway in the hill country for $140k"? There is clearly something fishy about it as there is no real information on the location or even a website. Just an 800 number. Anyone ever looked further into it and figured out the angle? I get them probably once a month or atleast once a quarter in the mail.

Those things are real. They want you to call to set up an appointment for the day they sell them. They use high pressure techniques on the sell day since they usually get a lot of people and make want you to make a decision on the spot. They work with a local bank in the area to get people financed. I've been to a couple, most are overpriced for the area, but not outrageous.
Usually it is large acreage that gets passed down in a family and they all just want to sell it. They will use a company to help with the sell or the company buys it for cheap and divides it up.

It’s like buying in a subdivision in the middle of no where. People chop up 1,000 acres and sell to 30 people. Buddy thought he got a sweet deal on 100 acres from a big land owner. Now he realizes so did 10 others.

Been happening since the 60's. Place called rock springs near Bandera. Major problem, too small to hunt, neighbors shoot everything on 4 feet.

I mean I'd take a deal o 100 acres...its still 100 acres.
I'd stay far away from the 2 - 10 acre size offers.

Once you have a place, you start getting the "we'd like to buy your place" mailers....then in the little print, for less than tax appraisal.

The problem is you are buy that 100 acres at the top of the price point usually. It makes hard to ever be able to buy the land around you barring someone doesn't get in a pinch.
I personally hate it all, my family ranch is destine for this fate unless I can hit the Powerball to buy it back.
