Two brothers have approached me about hunting hogs and birds (no waterfowl) on a farm I have in Fannin County (Tx.). There is some bottom land that they say has a lot of hog traffic and they already hunt on the farm behind mine.

It would be nice to have someone out there to keep an eye on the property, and I'm not going to charge anything. Do I need to get a lawyer to type up some type of agreement?

These guys know the man who takes care of my cows and he gave them a good reference.

I just want to make sure I'm not missing anything or that I haven't asked the right questions. Any advice would be appreciated.

This is what the bottom land looks like - kind of scrubby compared to what you would have in La. The fence is a cross-fence that the previous owner put in.

Maybe you should ask Sampson the next time he comes over for sex.

Other than my reputation as a liberal, none of it is deserved.

Generally, everyone here has always been helpful and I really expected a gentlemanly response.

I did get an email from a poster here, for example, who told me to make sure they agree not to drive across the pastures when it is muddy. Good point I hadn't thought of.

ETA: And of course I was f'ing with Sampson at another poster's request.

Make them provide a notarized signed hold harmless agreement in case of injury.

I wouldn't do it. They'll wind up treating the place worse than if they owned it, and they're not on the hook for anything.
But if you're not there and they know your caretaker, they're probably just trying to legitimize what they've already been doing.

Sample hold harmless agreement from NRA

ETA - Make sure it is notarized.

Some friends of mine and I go riding around the property fairly often, and I haven't seen any signs of anyone. But, you are right in that I don't want someone tearing up the place. But, if it is dry, there's really not a lot of damage they can do.

ETA: It has been very dry until the last four months or so - now we've had a ton of rain (and even a little snow) and it has generally been pretty muddy and nasty.

Thanks. I rethinking whether I want to do it.

Thanks to those who responded with information. I appreciate it.
