What's the correlation b/t the rental prices and Airbnb rentals though? I think a lot of the quarter/marigny/bywater is airbnb. Owners can make more by doing that than traditional rent setup. New Orleans being a tourist destination these places stay booked. Therefore lowering the number of quality rentals (not in ghetto), driving up price

makes up the vast majority of the white collar people I know that moved to NOLA after finishing LSU. Almost all if you include CPAs

Oh I understand it all. The OT regulars who think Nola is 90% black and on welfare just can't quite figure it out that the city is more than just thugs and the rednecks playing on Bourbon.

Is there a way you can even factor that? Those owners can't set any price which can rise and fall with special events, season, etc. whereas the price the owner is paying is already set and constant and easy to factor.

Makes sense. I sold my duplex a little over a year ago. Had both sides rented at around $1.25 a square foot with brand new year leases.

I only owned it for 2.5 years and made just over $100k when I sold it.

I have a friend that has a two bedroom (1,200 sq ft) in the Bywater. Its renovated but barely, kinda rustic.

He thought it would be seasonal, Sugar Bowl, Mardi Gras, festival season but its been booked solid year round for two years at about 3 times what the normal rental would be.

Damn that's nice! I bought one about 3 years ago and get ~$1.12 per sq on 2950 sq ft. I know I could sell it for a decent amount more than I paid for it but I've never been more than 2 days between renters so I'm holding onto it.
