Wife and I just signed for our first custom home heee in San Francisco area, I'm just hoping we are able to get our money out of it in 4-5 years when we move. We upgraded the bathrooms kitchen/master bath so I am sure those will all be good selling points

Its absurd how competitive the housing market is in Nashville. We bought in March and our property is already up $15 a square foot in 9 months, if we go by what our neighbors sold for with similar house and lot size.
They were listed originally at the same time (same owner) for the same price.

Orlando!
I live slightly west of Orlando and there is a massive housing boom going on. After 12, long years of being worth less than I paid, my home is finally appreciating in value. I have it nearly paid off at this point.

If you want a nice place in the city limits close to the action, you have to spend 300k on a small townhome with little/no yard.
We had to do something like that. But if I sold it today, 9 months later, I'd make a good amount of money. I think when we have kids soon, I'll sell it and use the equity to buy a big house in Baton Rouge with a big yard.

Seattle house prices are insane. SIL lives up there. What they paid for their house would buy you almost 3K SF down here in a very nice area.

I'm on almost an acre inside the urban district limits and only paid 260k. The house is rather small, though.

Where, if you can be more specific, are you located? And when did you buy?
If this is the region you're talking about, 75% of that is not what I'd call in the city close to the action. Yeah, there are cheaper homes in Bellevue, Madison, and Joelton.
I was talking about East, West, South, Green Hills/Midtown, Downtown, and North. There are crackhouses with bars on the windows in Germantown selling for $350k just for the lot.
