places like Bristol Place on siegen. It is fairly common because it is guaranteed rent since the tax payer is paying. Most complexes refuse to answer if you ask them, but you ask around and eventually it comes out.

That's right around the time I lived there briefly. Yes, those owners are indeed crooks. Their management was just as bad too. And don't get me started with the maintenance crew...

It doesn't matter what they do. They've already lost all of their decent clients bc this happened. You can't apologize and say "we'll be better" after a double murder happens inside your complex. All you can do is hope to fill your complex with the trash that don't care that people were murdered there

Most of the complexes in baton rouge are sketchy. The ones by town center seem to be nice, but those are luxury apartments.
It really comes down to extremely crooked management. They cut corners and allow residents in with either zero background check, or they take that easy gov money to put up halfway house type people.

Crescent at University Lake has been able to keep riff raff out last I heard. You just have to put some quality into a complex and then take care of it and the residents properly. Background and credit checks need to be a priority also.
That plus charge $2500/mo for a 2 bedroom
Eta: My old house's owner used to do all of that, but only accepted female grad students with jobs. Idk why he let me in, but he did. You've got to figure out what type of people you want living there instead of placing a priority on just making quick cash.

Friend's two kids lived there shortly after they opened. Quality of construction was complete garbage, even when new, and management and "maintenance" was an utter joke. There needs to be a building ban on multi-family housing until existing complexes have greater than a 75-80% occupancy

Yea my girlfriend lived in there and it was terrible management. I'm pretty sure 97% are students that live there though. I moved my arse to the exchange.

It is priced way beyond lower class range for sure. I couldn't justify paying that much to live in a complex and not own the unit. So I moved to Southdowns and there was one bad block that took Sec 8

So, what happens if someone brakes a lease at one of these places? Do they come after them for the entire term of the lease or just keep the security deposit?

Typically get charged for the remainder unless you can come up with a good reason to leave early. Those types of places are in the business of not giving security deposits back.
My ex had her place broken into, and wouldn't even step foot in her apartment after that. She moved out and didn't pay the rest. They knocked her credit, and she fought them for two years to get rid of it
