When you first retire, places away form a lot of people might be great, but you will eventually have health problems, and need to be near good doctors and hospitals. The best place to be is a city or at least a town large enough to have a medical school.

Mountain lodge. The beaches are so damn overcrowded why not just live in downtown Atlanta.

I've always loved the water, and I think as you get older it makes sense to have easy access to medical facilities etc. I would choose a beach house.
The rising insurance costs and chance of hurricanes do make me second guess that, and I would consider a mountain place.
