As the worsening coronavirus crisis puts a clamp on the region's tourism industry, owners and operators of short-term rental properties in New Orleans say they face an uncertain future.

Devrim Hayes, who owns an Airbnb rental property in Treme and manages two dozen others there and in the Marigny, Mid-City and the Warehouse District, said the rentals have been swallowed by a wave of cancellations.

"It had been rolling," Hayes said. "All my properties had been booked for weekends, even weekdays, at top prices."
But the bookings quickly evaporated as the cases of people diagnosed with COVID-19 increased. "Starting the second week in March all the way up to mid-June — the prime money-making months — all reservations that had been confirmed all are canceled," he said.

The city saw an explosion in short-stay rentals in recent years. There were an estimated 8,500 units operating at the end of last year before Cantrell and the City Council passed restrictions. Opponents have argued that short-stay rentals, especially those owned by larger operators, disrupt traditional neighborhoods and contribute to the city's affordable housing problems. However, city officials have had to weigh those concerns against the rights of property owners, as well as the significant tax take from the sector, and have continued to allow it to expand in parts of the city.

Affordable, maybe.

Desirable, no.

i think this is a very good summary

Nola is going to take a big hit. even if we ignore the issues directly related to COVID-19, the world is about to go through a recession/depression. tourism is going to be hit hard everywhere

Detroit is the future of NOLA - go look at housing/rental prices there. That's your answer.

have yall been following airbnb lately? I read an article last night about a guy who "owned 50+" airbnb properties. Come to find out, he was renting all of the property himself, then leasing it out again on airbnb. For a while, he made some pretty good cash, but apparently he was $50k in the hole after just 2 weeks of no rentals due to Covid. This seems to be a common theme among most "airbnb investors".

Interesting how dumb some people can be.

The folks who paid $200/sq ft to live in Lakeview, Mid-City, Leonidas, etc. must be sweating bullets right now.

New Orleans will take a huge hit to tourism after this terrible publicity. Many would argue that there was a huge hotel cost bubble that had to burst at some point anyway. This was just the trigger.

So while times are good he's raking in the cash. When things fall off a cliff he walks away from the leases. The property owners are left holding the bag with no recourse except judgments against a shell company that has no assets. Pretty damn smart.

Nola keeps propping itself up with bubbles and it's likely there won't be an easy recovery this time

things can get really bad, really fast there. there will only be so much federal money

My wife and her siblings sold her parents' house on Lowerline near the top of the real estate market. She didn't want to but she was outvoted, and she's always regretted it. Maybe she'll get to buy it back on the cheap now.

right. and it will get worse, no question. nola will be hurting for awhile

but things also can get really good, really fast too. as long as there is some semblance of normalcy by august the city will be fine

It's such a dumb narrative because both cities at their peaks were nver really anything alike at all.
