First off, I would not pay the buyer’s agent anything. The buyer should be paying their agent. Buyer’s agent is a relatively new thing.
I’d probably pay between 30-50 and hour.

To be fair, I wouldn't let you move in early either. If something happens and the sale falls through it can be a legal nightmare to move your shite out.
Also, you could blame the seller if something is broken or damaged.
Just too much of a risk for the seller.

Yeah but then you’ve got to pay the lawyer to look over it. Especially if it’s complex or a business doing a long term lease.

I don’t need luck with anything. Why am I obligated to pay someone when I’m selling my house. You employ an agent to find a house for you to purchase then you pay them. I didn’t sign a damn thing with your agent. As a matter of fact, I’d tell anybody with an agent that if I’m required to pay their agent then they better go ahead and add the 4% to their offer.

You do that and see what results you get. Hope you have the most desirable house, in the most desirable neighborhood because you’d already be eliminating a giant part of the market, and no agent worth a shite would work for $30/40hr….then I’m sure you’d come and regale us on how terrible they were.

Residential real estate agents are a dime a dozen and for the most part worthless people who couldn’t cut it in other fields
I love the ones that always talk about being entrepreneurs because they are brokers

Realtors are absolutely useless unless:
A. You don’t need every penny of the sale to go towards your next home.
B. You’re moving to an area you know nothing about.
I sold my first two homes myself just by posting it on Zillow. Worth it to save thousands of dollars on realtor fees.

You really don’t have to, but it’s an incentive for agents to show your house. Honestly, when one of my clients selects houses to look at I do my best to not even look at the commission splits. I really could care less if it’s between 2-3, but I don’t really want that entering my head.
Hell there are instances where sellers are so motivated they’ll place cash bounties on their properties to get them sold by specific dates.

Maybe not in your situation, but I’d be curious to see in cases where people were left to their own devices to handie things, how the deals shook out compared to using a solid agent. I can tell you absolutely there are agents that can save/make you money on deals.

Fairly easy, getting and keeping business is much much more difficult. 20% of the agents have 80% of the business, gap may be even larger than that.
