That sounds like a realtor who is actually doing their job and looking out for their client. Try and remove yourself from the situation. Why would you let someone move into a house you own, even if you only own it for a few more days? What damage will they do upon moving in and then try and pin on you? What if the deal somehow falls through and now you have to evict them? What if someone is badly hurt while doing the move and the injury happens in the house? Guess who is liable? That realtor actually did the right thing.

Early possession means the buyer becomes a tenant. If the closing falls through the buyer would have to go through the process of eviction to get them out if they didn't leave. The owner incurs liability during the time. There are dozens of other reasons not to let it happen.
Only an idiot would let anyone take prior possession of a house, it is a nightmare waiting to happen.

Sent my gf a post from a realtor earlier about a closing he did where he saved the buyer over $23k in fees on like a $300k max home. I still don't know how selling a middle of the road home can lead to $20k+ fees on the seller???

Could be a combination of things. I’m not sure I’d ever advertise things in that fashion though.

The average cost of a house is 300k. 6 percent of 300k is 18k. A new car base model is 25-30k

In todays market, no reason you can’t sell a house by owner. Just takes a small bit of marketing savvy.

I use a realtor to find tenants, draw up lease contracts for my rental property. Worth it on that front for me since I tell her the type of tenant I want, and she screens all the garbage out in the process.
Love them for that purpose. Buying/selling, not so much usually.

It could mean closing fees, repairs, mortgage fees? Every deal is different, and sometimes that’s something a realtor can help with, sometimes not. I’d hate to have a dollar figure expectation on me from the start since every deal is different. All I can say is that I’ll do the best I can for the client. I’m annually top 1/3 in sales of a pretty large office and I’ve never had a bad review and a ton of repeat business.

Seems like the op made a very good case on why you should use one. Had the seller allowed the op to inhabit his house and he broke his neck before close, the realtor fee would have been a drop in the bucket.
In my example earlier, how would you have handled an underwriter not being satisfied and unwilling to lend to a borrower bc of a legal issue with a hoa or condo association? Would you wait the many months it may take to get a cash offer?

A good realtor is worth their fee especially in high value transactions. The only acceptable profession for the OT is plant operator or travel ball coach.

I’d prefer to pay them by the hour not by the percentage. Then again I’ve never had to use one to sell my house so I’ll cross that bridge eventually.
