It looks packed every time I drive by it though....it's right off the freeway and parking lot is full at all hours of the day into the night

lets put it like this:

Lets say you get a loan for 8 million to build the place. barring any unforseen problems you get it built for that price. You would want to be in the black in 5-7 years. You would need to make 1.5 million over your cost of operation per year to make that work out. I would say that your cost of operation for utilities, staffing, maintenance, etc would be about 1-1.5 million on its own.

That means Top Golf BR would need to turn 3 million in profits every year for 5-7 years to be an "in the black" business by year 6. That's the rosiest picture you could paint, and you won't be yielding that profit in this demographic.
