Some remote-ish place to check out:

Soddy-Daisy, TN - On the outskirts of Chattanooga. It's tiny, but you can get lake property there (I know of one coming up this Spring on Chickamauga with its own dock). Besides being really close to Chattanooga it is also: right at 2 hours from Knoxville; just over 2 hours to Nashville; just over 2 hours from Atlanta. - Average home price is right around $350,000. It is small, (around 14,000 residents),

I have lived in Louisiana, Tennessee, North Carolina, Virginia and now Michigan. The eastcoast in the south is different than the deep south and I was not a fan. There are tons of people from the Northeast that have moved down as well so I would avoid the eastcoast areas.

East Alabama/West Georgia along the I-20 corridor. Not necessarily much insofar as water goes, but Lake Wedowee is in the area and decent, and Guntersville ain't too far off. Land is plentiful and currently rather inexpensive, but it is quite rural. (There'll probably be a Wal~Mart nearby, but it may close for the night about 30 minutes after sunset.)

Hartsfield-Jackson (ATL) is easily within your two-hour drive, as is Birmingham if you are further west into Alabama. Crime is very low in comparison to the larger metro areas and people are generally pleasant to deal with.

I would also mention north Georgia since there is certainly a lot of trout water available in the mountains, but the cost of property has been increasing exponentially for some time in areas like Blue Ridge, Ellijay, Cleveland, Unicoi, and the adjacent areas.

When people say this I always immediately think, “Sure, until you get laid off, the company goes under, or sells.” I’d make sure whatever location you pick also has options for work if you had to find a new role.
