It is if you gentrify the shite out of it and create property values that poor folks can't afford to pay tax on. You'd have to do it by a block or two at a time, but it's possible, I think. Not that I'm going to do it, frick MI winters.

Yeah, but what's the draw for people to gentrify Detroit? Once a city has gone so far down the shitter, what would make people say "you know what, this place is worth rebuilding from the ground up."?

Might as well make a new city at that point

It can happen but I'm not convinced that it will on a large scale. The US is much less of a manufacturing economy now and much more service and knowledge worker oriented than in Detroit's heyday.

I can't think of too many US cities that have experienced a renaissance from such a steep decline. Middle and upper class people just move on and build nice places elsewhere.

For my hypothetical, at least, the draw is undervalued property that could return some great profit if handled well.

Not that Birmingham is or was as bad as Detroit, but it was definitely in the shitter for most of my life, yet now older 'poor' neighborhoods have undergone a dramatic transformation in the past 10 years. I suppose this is only possible because of job opportunities that probably don't exist in Detroit at the moment.

New Orleans attracts tourists with architecture, food, festivals, loose alcohol rules and general debauchery which is its saving grace. Detroit has very little of that.

Those nicer section 8 apartments that were built in Ensley and the Brickyard won't be nice for long. I'm pretty familiar with Birmingham

I definitely didn't mean Ensley, McCalla, Bessemer, etc., just Birmingham proper.

Seems like a lot of foreigners bought land in Detroit around 2010. Mainly Chinese.

They also have bought much of downtown Vancouver driving up prices

Gotcha. Birmingham has Detroit'ish demographics too. Some Louisiana cities aren't far behind. My wife's family was part of the white flight to Hoover

Both leading candidates including the incumbent mayor are not among the four. But it is messed up that a felon can't vote but can still run for office.
