I'd just go south of downtown or more specifically south of Lakeshore and I'm not sure that is a good qualifier. I'd say small pockets throughout Birmingham minus the west side.

Seattle gets a ton of hype though. Definitely not underrated. Easier to argue that it's overrated and I say that as a resident of the Seattle metro.

Flagstaff is overrated. Cost of living is ridiculous. Jobs are scarce. Housing scarce and currently priced at about 200% of what it should be. Very serious homeless problems. Growth of the city and the university there is not in synch at all. Lot of liberal idiots there. Great weather though.

I think Seattle is a bit overrated and Portland is underrated but both great cities. I LOVED the week I spent for a conference in PDX back in 2014.

We were only there for like a day so I don’t know much about the economics of Flagstaff but I just remember it being strikingly scenic. I guess I wasn’t expecting it so it really took my by surprise. We ended up delaying our trip by about a day just checking out Flagstaff and the surrounding area.
