If your are building in Lafayette parish, I am happy to provide some advice, lessons learned or just a straight up bitch session about the costs. We did find a pretty good and well known builder who is doing it for costs plus 10%.
We have the house framed with rough in plumbing, electrical and brick coming.

We're in beginning process of building right now in Ragley using Manual Builders. We're running about $125 sq ft. Including laminate and ceramic tile floors. Ceramic stand alone shower, granite countertops, 6" basebaseboards, recessed lighting, and fiber cement siding verical and horizontal. We have our own land back in the woods with a large barn. From sounds of it I'm glad we went with them.

Why do you think the cost will go down? What in history ever goes down once it reaches certain thresholds?
Short of a RE market correction, which is a gamble to wait on, pricing isn't going down. Even then you are going to probably be paying a higher rate soon which ends up costing you more in the long run.

We didn't go with Manuel but they have a solid reputation. They are like a hybrid track home builder/custom builder. They are about 10-20% less than a custom home builder.
With inflation and the housing mess, waiting will do you no favors IMO. Good luck.

$130/foot won’t get you shite. At least in Lafayette. The house across my street is the same size as mine with similar finishings and on a smaller lot. They’re asking $135k more than what we paid for ours when we bought in 2020. Happening all over our subdivision too. We paid $180/foot. We’re seeing homes going for $230-250/foot pretty regularly now all around us.

Not according to the futures market which is already predicted through September and is usually not far off.

It is going up before it goes down. Futures show some relief by September of this year but that will still be more than double what it was compared to August of 2021
OP can wait years for pricing to drop but again what will interest rates be by then? What if rates go up and lumber never drops?

That only matters if he has to borrow to build, but if he does, you're correct that rates are only going to go up. The era of nearly free money is coming to an end.

$210 - $230 is what I've heard for SWLA. I would expect Lafayette to be slightly more.
