What do you think is going on at my neighbor’s house?

So I live out in the country and only have 1 neighbor in fairly close proximity. When we moved out here 6 years ago, I thought some of the folks who I saw coming and going looked like dirtbags. What’s crazy is the house is not some cheap POS. It’s probably worth $350K if it’s maintained inside.
Long story, short...the patriarch (who had done well for himself in the tile business) died 3 years ago and things seem to have gradually gone to shite ever since. As far as I can tell, the 45yo son (heroin addict) lives there with the 75yo mom, but several other dirtbags regularly come and go. The son has stolen some small things from me (mostly gas) and the decent brother returned the gas can from my boat which he found in their garage while visiting a few years back. I put a muxture of 1 gal gas, 1 gal water, and about 3 cups of sugar in my shed. Since then, I don’t think any of my boat or mower gas has gone missing. The sheriff has been out there probably 20 times in our time here, and Jr. has done at least 1 6-month stay up in the county stout house. Mom is no better than Jr, but I guess they don’t put old ladies in jail for enabling their son and his addict buddies.
Today, a man rings my doorbell around noon. He’s a well put together man of around 55. An ex Marine if I had to guess. He says he’s with some kind of investigation outfit and that the bank has sent him out to get info on who lives there. He’s frustrated because he saw someone in the house but they wouldn’t come to the door. To make matters worse, Jr and mom pull out - and drive in the grass in order to get around the inspector’s car - before speeding away.
It’s my understanding from someone who was pals with the dead dad that mom went and got herself a reverse mortgage, or some type of home equity loan. So I’m guessing the bank is getting curious about something.
Is there some sort of residency agreement involved with a reverse mortgage? Maybe the bank only thinks mom is living there?
Is there a minimum maintenance agreement?
How fast do the wheels turn on this kind of thing? Will they be r-u-n-n-o-f-t by summer?

Read a story about a woman who outlived 3 reverse mortgages. I thought that story was pretty cool.

We moved out here from nearly downtown Nashville and have seen more jackassery out of that house than we did in town.

Its called an occupancy inspection. Banks order them when the note is late and will send someone out to try to make contact with them bc theyre usually avoiding the calls.

They sent a Marine to maximize profits on the reverse mortgage. If the old lady assumes room temperature the bank gets the house now.

How do you outlive a reverse mortgage? They give you money for the deed of your home. You live there until you die.
