I'm not sure what point you are trying to make. The demand for affordable housing has exceeded the supply, to the point where Knoxville recently had the smallest percentage of available housing inventory in the nation. A lot of that is apartment inventory because of UT. That doesn't mean it's more desirable than Bozeman or more expensive than Boulder. OP stated he wanted a low cost of living.

Agreed, I'd go Tulsa over Oklahoma City by a good bit. I've lived in Tulsa and it's a great answer for the OP. Another is Pittsburgh.

That hasn't been my experience. If anything, it's the homeless drifters that gets old. I was expecting culture shock and a lack of "Southern Hospitality" when I moved here. But I was pleasantly surprised that most people that I've met here have been very friendly.
Most of the wealthiest people seem to live in the NW part of town and seem to pretty much stay in their little bubble.

You poors probably can’t afford Franklin or Brentwood, but the next best option is Fairview TN. Check the demographics and the public schools, proximity to Nashville. You’re welcome.

Couldn't agree more after spending a couple of days there (was supposed to be a week). My cajun wife couldn't get in to the Cajun restaurant we tried to eat at - wearing better clothes than you'd see at most restaurants in Louisiana. My reaction was "hell, this feels like Boulder. let's get the frick out of here.". After living in Boulder for 3 years the phrase "full of pretentious, self-entitled assholes" is perfect. We headed east of Bend into the borderline desert to camp and had a much better time.

No doubt. If you rolled in with $600k you could grab a nice new build in the neighborhood going up across from us.
That's twice what the same house would have cost here 4 years ago.

I loved Provo. I was probably one of 5 black people there but I didn't want to leave. Some of the friendliest people I've ever met.

We’ll gladly take you in Cincinnati. Downtown is blowing up…walkable, livable, streetcar transportation. The bar, restaurant and breweries are top notch. 7 Fortune 500 companies. 3 professional sports with stadiums you walk from in downtown. Fantastic arts & music scene. Top 5 cities in America for parks. All 4 seasons and not flat. Architecture was saved, preserved and repurposed.

Yeah, I was going to recommend Clovis because it’s nicer and it really is just an extension of Fresno. But it’s hitting the population Q wants and it has its own vibe. If you have kids the school district is top notch. Crime isn’t really a thing to be worried about. There’s what you mentioned above and we get our share of concerts too. Sports are hit and miss. There are tons of breweries around here. Casinos if you like to gamble. If you like the outdoors you’ve got an amazing area to explore. You’ll get California without much of what you read about so often on this board.

We are in the sticks literally as far west in Greenville County as you can get (on river that makes the County line) and we just south of NC line. But we’re only 15 min country drive to Travelers Rest and then another 15 into Greenville proper. It’s a great place. Time capsule at the house then nice folks in civilization. We can be in Flat Rock, Hendersonville, Brevard, Highlands/Cashiers in no time. Or the SC/NC lakes just west of us.
