I know exactly how profit works, getting sued by not performing your job is not a great way to make profit. L&B are responsible for maintenance and leaving exposed, live wires are part of that maintenance.

I have no idea on the original incident, but in the story there is a quote from a Latter & Blum employee who says he was told explicitly not to fix something because the tenant was suing L&B. This leads me to believe that even if the original issue had been reported that L&B would have ignored it.

Man, I assume you're trolling b/c no one can be that dense.

In your own article, as soon as LB was made aware of the problem, they instructed their maintenance people (who should've already been doing this, IMO) to check the wiring.
The maintenance people seem lazy as hell, as well as the woman who couldn't change her own $2 AC filter.
Renters are lame-fact.

Let me see is I can clear a little of this up. As far as it being a racial issue. highly improbable. A LARGE portion of L&B assistant property managers, property managers, and corporate staff or black.
Also, I'm not saying this is true for any of these specific properties, but properties will work up balances with local and national suppliers and get cut off for nonpayment. This usually falls on the actual owner. Believe me, the property manager and maintanence folks WANT to fix the issues because they are the ones hearing the complaints over and over.
I'd also ask how in the world does either the condenser cover get lost to begin with??

I have read thousands of property management agreements. Most if not all have a minor threshold for the property manager to work with, usually grants authority for repairs up to $250.00. As with any lawsuit all parties will be named and when the dust settles we will see how much authority LB had. We will also learn what was disclosed to the owners and what they gave property manager the authority to pay for. I have also seen a lot of these were the owner has a mortgage to pay so all rents go to cover the mortgage and there are no reserves for repairs.

I can see a racial element to this based on the lack of diversity at those companies and the treatment of low income renters by the company. When you have two employees at the company come out publicly you have to wonder how this company really feels operates and how it treats the tenants they manage. Definitely seems to be a disparate treatment of renters based on the code violations as the other poster alluded to above.

So let me get this straight.
Latter Blum is the property manger but not the owner.
The piece is targeting or at least allowing the targeting of Latter and Blum as the devil.
WAFB better get a copy of that property management agreement. Where is the owner of this propert? I can assure you that owner will be sued. Why no mention of that person.

That unit. Hard to keep kids away from a piece of mechanical equipment that is 4 ft from front door per the video shown

Who in their right mind would want to have this company as their property manager or be represented by this company now? The fire marshals, code inspectors, plaintiffs attorneys, federal & state criminal & civil prosecutors, real estate commission, housing rights groups, and anti-discrimination groups are lined up to collect a check from this company and their clients. It is going to cost landlords whether they are multi-family or not hundreds of thousands if not millions now because the code inspectors will be hitting every office building, warehouse, and shopping mall these guys manage because their inattention and negligence will now cost all of their clients real dollars when the these folks start crawling around these properties. Every property they lease or manage is now under a serious microscope.
The phone lines have to be ringing off the hook for other real estate brokerage across the state for properties that Latter & Blum is managing or has for lease right now. I know I would be terminating my relationship if I did business with them because the code inspection scrutiny & fines are going to cost these landlords more money being with them now than it would staying with them.
