In this specific situation, cash their checks and evict them if they don’t pay their rent. Or hire a prop management company. Then you’ll cash a slightly lesser check without the hassle of the other shite.
When you signed the loan papers on rental property, did you really think the hard part was over?

I just listened to a John Delony episode where he had to counsel a guy in a similar situation, but in residential property management. It's the third caller in this episode about handling conflict. Delony lays out some coping mechanisms to enable the caller to detach and keep dumbass people from "infecting" the rest of your life.

You are going to work your arse off just to ruin your children. Go ahead and give them a little, but a lot will likely ruin them.
On the other matter, I’m not knowledgeable about those businesses, but I think it’s true that in almost any business 80% of the problems come from 20% of the people. Find a way to get rid of that 20%. If they are tenants run them off and get new ones. For the self-storage business you just have to live with it. Every business has a shite part, and that is the shite part of the self-storage business.

It’s hard to stop the bleeding sometimes. It’s also hard for most tenants to catch up on the rent more if they are more than one Month behind.
Not sure what the particular eviction laws are in your area, but I made it a task to post eviction notices the first chance I got when one was late or past the “promise date”.
That practice didn’t help me collect, but it sure cut my losses from getting worse than they could have been.

1st mistake- You internalize it and actually listen to their excuses. DON’T. Run it like a business with systems in place to deal with those situations. You should not be dealing with those people in person. If they don’t pay, take action instead of arguing with them. The only thing tenants understand is action.
2nd mistake-Sounds like you don’t use management software. If you did, your interaction with your tenants will be minimal and they should be paying online. Sounds like you are running it using a spreadsheet.
3rd mistake- don’t take f’in checks! Again, don’t take f’in checks!
This will make your life 1000 times easier. That’s from my 25 years experience in the business.

Re-think this. My BIL has been in the real estate business for decades (started flipping homes in the 90s, then he and his brother bought some rentals, then bought more, then built an apartment complex, and then sold them all and put that money into commercial properties in a growing area) and having a bulldog of a manager has saved him a TON of headaches.
Find someone who has no problem telling late-payers "no", pay them well, let them keep a firearm under the counter and make sure they have the police on speed dial.

It sucks when bad things happen, it does. But it's not your problem nor is it your responsibility to carry them. You don't have to be vindictive, but you do have to draw a line in the sand (ie: the terms of the contract) and hold your customers to it. Every. Time.

I'm not, I could write a check for the balance of 100% owed but that's not how I like to do business nor do I think it's the correct move in the current environment or for my particular situation
If you want to step into Freud's office for a minute I'll tell you that I had an alcoholic father that made good money but always spent 130% of what he made which led to all kinds of issues including me being incredibly cheap, watching money like a hawk, and wanting to do things 100% the right way 100% of the time. Meaning that I could absorb all the payments but if an investment is functioning properly then every single month the cash flow should cover all the expenses including the payment every single month and that hasn't been a problem one time even still
But nobody wants to hear about all that shite so I didn't volunteer it

I don't. I've just worked exceptionally hard to make myself good enough at my role and valuable enough to my company that my crass attitude toward people is tolerated.

I’ll add one thing to what I said in my earlier response about you internalizing their excuses.
1- when a tenant gives you an excuse, live by this one rule. NMP. Not my problem. Or as I like to say, NMFP.
2- If you find yourself sympathizing with them, remember no good deed ever goes unpunished. It holds true every time. So don’t give them any exceptions. It will come back to bite you.

Best part of life is the people. Hardest part of life is the people. But people are a constant in life.
Have an honest conversation with the tenant. Get the $ or evict them. Use the agreement they signed and put it in front of them. Highlight the terms. Give them a date and move on. They are costing you $ right now. The longer it lingers the longer you’re not able to find a new tenant. Seasonal or not you’re out the $ right now and can’t even put a for rent sign up. Give them 48 hrs and be done with it.
Then screen the next tenant even better.

You don't have to add "these days." People have always sucked. Old timers that somehow think it was better "back in the day" are just fooling themselves. Because you didn't have money in your 20s, you think everyone was mostly honest and upstanding. You miss that because you didn't have money, nobody was trying to scam *you.*
