If managing rentals was so easy for would do it for less money. Sometimes it’s a really shitty business, you are right.
The answer to your questions is 2 fold:
1.) as said hire a manager
2.) have a better lease. Commercial lease tenants in not great areas get removed or remove themselves due to financial reasons quite often.
Update your lease and follow it. Make the financial penalties clear and stick to them. There’s no negotiation after that. The money arrives or their financial penalty arrives. It’s very clear

I set up rules that are completely objective. There are specific requirements and specific penalties.
I am owed six pence per hectare monthly. Failure to provide tribute once will cost you your finest steed. Twice, and you will forego another steed plus a dozen fowl. Thrice without coming even, and you will be required to assist with manure and soil husbandry on another 100 hectares belonging to me. A fourth month in arrears within any 12-month period and you will be barred from the land, leaving your wife and children to work in servitude for no less than 6 months before they too are cast out.
Those are the terms. No excuses. No exceptions.

Oh I can boot them but then the question becomes then what?
Like i say fairly seasonal area so if i boot them im sitting at October 1st trying to find a tenant in a bad time of year to be doing so vs currently dealing with a tenant promising to get it taken care of and was never late on rent (though they were kind of a pain) until 2 months ago
Obviously I can deal with either is just figuring out how to handle the stress of it all. I admit I am uncomfortable with how big of a pussy this all makes me sound

One of the byproducts of getting older is being able to tolerate less bullshite.
I've minimized the time i have to deal with the general population and retired a bit early. Just tired of faking it.
I'll see the people I want when i want now, for the most part. Its far better dealing with competency.

This is the only solution - it’s business - unless you are independently wealthy and enjoy losing sleep and money concurrently.

Do you have a lease? Evict them. It’s your own fault for not following the terms of the lease. I make my tenants fully aware that if they do not follow the terms of the lease they will be evicted.
