I am a hundred times more honest than the cultists. Even republicans have revolted against all the toll roads in Texas

Toll Roads and Property taxes are the two things that liberals and conservatives can agree on. I have an extremely progressive neighbor that I consider a friend and we can go off on property taxes in unison. And he’s a appraiser.

My bad, I was thinking of up 45. I’ve been to the dirt track near you. I wish they were still running.

I don’t live there. my BiL does. The politically incorrect map of Houston calls that area “rednecks die in the river here.” And it’s not inaccurate. My nephew did the dirt track a bit.

I don’t know that there’s public policy against toll roads but most Republicans I know just want transparency on when they’re paid off and to end the toll part of them.

That's why I'm hoping we can get to a Cali solution of 2% max rise oer year. 10% rise like has means taxes double every 10 years. I bought my house 20 years ago and I am paying 200% more prop tax than I was when. I bought it. That coverts to $1000 more per month. Have my earnings gone up 200% in 20 years? Not close.

I don’t mind the tolls too much. It sucks to pay for the privilege to sit in a parking lot on Beltway 8 though.

No it doesn't

No you aren't
Stop lying. Property taxes in Texas are high and there is bipartisan support for reform but you lying about it doesn't do anyone any good.

My property tax appraisal went up about 20% this year. Didn’t think they could do that. Yes, I will contest it.

Your appraisal can go up by whatever, your assessed value can only go up 10% per statute.

Youre right, it's a little more than that.

My taxes when I bought it were 5000 and now that are 14K....I guess you're right

I am right because your assessed value can only go up 10% and rates this year will go down so its quite literally impossible.
Your assessed value has probably doubled, but your taxes haven't. If you can't afford your house, sell it for 10x what you bought it for and move. There's plenty of cheaper options near you.

My appraisal was way behind the times. I guess they finally caught up. I filed a protest and have my hearing soon.
Hard to argue the facts though. Sales in my neighborhood easily out paced the assessed value.

Where? Not in any big city or suburb.
You live with you're mom so I guess it's easy.

sell it for 10x what you bought it for and move.
Isn't this the crux of the biscuit? Me and everyone else likes where they live, bought at a value we could afford, but now the option is to move. Where shall we move that is affordable? You live with your mom so I know these thoughts are foreign to you.

Residential property will not qualify for an AG exemption unless you have 10 acres and have used it for the previous 3-5 years for primarily creating ago products.
Which is why I bought 25 acres with a house up near Magnolia,TX that was unrestricted and already ag exempt and sold my house in Katy last October.

It’s 10% compounding YOY, so it can double in about 7 years.

Yea, I've had a few beers and was trying to keep it simple for Mingo and his Mom.

quote:The average home in Texas has grown in value over the last 20 years by 3.7% per year. If you were paying $5k in taxes 20 years ago your home was valued at about $250k. Your 200% growth means your home is now being valued at $750k, but the dollar number you're providing says it's valued at $850k.
My taxes when I bought it were 5000 and now that are 14K....I guess you're right
Prices are up, but not 10% average per year up. At most, if you haven't done major additions and improvements, your house might be worth $525k, in which case your taxes would be about $9200. Yeah, don't think your numbers are right.
And you're FOS about Texas infrastructure, too. When I go visit Louisiana it's like going to a third world country. The roads are shite and the whole place looks like it's crumbling from decay
