Please explain how Ag exemptions work. I’ve heard coworker mention it.

There are a lot of different ways to qualify for an at exemption in Tx, you can raise livestock, bees, or a bunch of other things to get the exemption. The easiest is bees if you don’t want livestock, and there are services that will come and set up the hives for you and manage them if you want. It doesn’t keep you from paying taxes, but significantly reduces them. Having an at exempt card also saves you from paying sales tax on things for the property like a tractor.

The point was not that they should never increase the value but that the value of a home when it comes to property taxes should ONLY move with inflation until that home is sold and it resets to current value.
But housing itself is an input into an inflation calc.

The cost per capita of running the government does NOT increase 100% in 3 years.
That's probably true, but 2 things:

1)the assessments almost always significantly lag the actual market values

2)in the instance of this Texas situation, how much of the price increase is being caused by a huge new influx of citizens...citizens who will come bearing a marginal governmental cost of being in the municipality now?

Residential property will not qualify for an AG exemption unless you have 10 acres and have used it for the previous 3-5 years for primarily creating ago products.

Yeah, but that no income tax though
Property tax on a 775k house in EBR is about $3500 annually after taking homestead exemption. Same value home in Texas that'll be about $13,000. So it's about a wash.

The difference is, Texas gets good roads, bridges and schools. What does Louisiana get?

Absolutely nothing. I pay a premium in property taxes but get a great public school, community, and infrastructure in Texas. I wish I could strangle every Louisiana politician by the neck as well as the people who continue to live in that cesspool. .

Gotcha. Not as familiar with that area. My BiL is in unincorporated area near Crosby.

Is Crosby in Harris County? Seems a tad too north but I could be wrong.

Stache, you can’t be this cynical can you? Texas roads are miles better than LA. FM and County roads shite on the garbage of LA roads. I know, I grew up there.

He's one of those liberals who's so eaten up with politics that he's lost his ability to be honest. Everything is the politicians fault because they're Republicans and white man is bad as he sits in his million dollar home near downtown.

I recently went through NM, OK, Kansas, and NE.

I’ll take Texas infrastructure any day.

It is. No police so they rely on Harris County Sheriff.

Never spent much time in either of those states although I’ve flown into Taos once and visited OK City like 40 years ago. Texas has great roads in the country. Sure we pay tolls for the urban experience, but county roads beat LA six ways to Sunday
