I’m trying to decide if this place will be successful or if it’ll be just another culcha-filled shithole. That location could easily set it up to be either.
My biggest fear is that TopGolf is not cheap and not something that you want to do more than a couple of times per year. I’m not sure BR has enough non-culcha residents to keep it afloat long term.

A lot of businesses use it as a fun work group team building event. This should fill up the 3pm-5pm slots on Friday. Will be dead during LSU home games but maybe packed after a day home game.

It's really not bad. The most it gets up to is about $50/hour, but you can have a about 8 people at a bay. For example, we went a couple of weeks ago for two hours on a Saturday night. It was packed and came out to about $16 a piece for the bay plus food and drinks.

TopGolf is going to do well in the Baton Rouge suburbs. Buc-ee's would be a better fit for Livingston or Satsuma.

You're biggest margin is going to be on the young people food and drinks. 40s have kids and won't be as frequent. They certainly aren't out of the market, but young people will be the best customers.

That's partly because of tops in the last 15 or so years.
Parents had way more money to pay for expensive living because tuition was so low.
That's gonna catch up quick with the amount of condos being built and the price of college through the roof
