Tips on breaking my lease

Any one have experience with this?
My lease ends July 31. I am buying a house (Closing April 28).
I am trying to get out of the lease without causing a big fuss. I have had a lot of problems in this house. I fell through the floor 2 months ago, neighbors smoke weed and stink up the place (its a duplex), get packages stolen off my front porch (see pot smoking neighbors), and had to live in less than half of the house for 2 weeks while he replaces the floors.
What does the OT think is my best course of action here?

Prove that your landlord has not provided an adequate domicile and therefore is in contempt of lease and you are allowed to break it.

Move all your valuable stuff out in the middle of the night, burn it down with cheap shite in to make it look legit, claim the place in uninhabitable.
Or you could talk to your landlord, decent chance they will let you out with more than a month's notice for them to find a new tenant.

read your rental contract, talk to your land lord, and don't live in the hood

Unfortunately, I guarantee you that somewhere in your contract, you agreed to pay 1-2 months of rent with the early termination. You'll probably be able to pay this off in monthly increments for up to one year, but your only other alternative would be to find a tenant to take over for a month or two.

Tell him some of the things you have been put through are not what you are looking for in a leased property. Look through your agreement to see if there are any ways out of without having to put up too much money.

First things first, read your rental contract. See what the consequences are for breaking the lease and ways to possibly get out of it. I have heard of people being able to break the lease with a notarized form from an employer saying that you have to move. However, I am not sure how far the other house is from your current home.
